C-2 General Commercial District
§ 375-42 Purpose.
The purpose of the C-2 General Commercial District is to provide areas with access to high-volume roadways and separated from low-density residential use for a variety of commercial and service uses.
§ 375-43 Permitted uses.
A.
Permitted principal uses. Permitted principal uses shall be as follows:
(1)
Banks, offices and studios.[1]

(2)
Churches, education buildings and other places of worship.
(3)
Clubs, lodges and fraternal organizations, social halls.
(4)
Commercial indoor and outdoor recreation facilities. (See § 375-81.)
(5)
Eating and drinking establishments, with or without drive-in or drive-through facilities, on a minimum lot area of 18,000 square feet.

(6)
Essential services. (See § 375-79.)
(7)
Forestry.
(8)
Funeral homes.
(9)
Hospitals, clinics and philanthropic institutions.
(10)
Hotels, motels, and motor courts.
(11)
Mobile home sales and service, trailer sales and service.
(12)
Personal and professional services.
(13)
Plumbing, heating, air-conditioning, ventilation and electrical shops.
(14)
Printing establishments.
(15)
Public buildings.
(16)
Repair services.
(17)
Retail business.
(18)
Wholesale businesses when conducted entirely within a building.

Mobile food vendors, permitted only on a parcel that abuts Main Street, Franklin Street or Grove City Road.

B.
Permitted accessory uses. Permitted accessory uses shall be as follows:
(1)
Other accessory uses and structures customarily appurtenant to a permitted use.
(2)
Public parking garages and public and private parking areas. (See § 375-128.)
(3)
Signs. (See Article XX.)
§ 375-44 Conditional uses.

B.
Conditional uses shall be as follows:
(1)
Automobile fueling and automobile service and repair stations. (See §§ 375-98 and 375-99.)

(2)
Combination commercial/residential uses with dwelling units above the first floor. All present combination commercial/residential uses in commercial districts are considered to be in compliance with permissible occupancy standards. All subsequent combination commercial/residential uses, whether rooming or dwelling units, must comply with the permissible occupancy standards of the R-1 Residential District from this section's effective date of passage. (See § 375-100.)
§ 375-45 Uses by special exception.

Uses by special exception shall be as follows:
(1)
Bus and motor freight terminals. (See § 375-112.)
(2)
Commercial activities similar to any permitted principal use but not specifically listed (to be determined by the Zoning Hearing Board).
(3)
Contractor's equipment storage. (See § 375-113.)
(4)
Research laboratories. (See § 375-114.)
(5)
Supply yards, but not including scrap yards or junkyards. (See § 375-115.)
(6)
Wholesale businesses. (See § 375-116.)
§ 375-46 Lot, yard, bulk and height regulations.
A.
Minimum lot area: 5,000 square feet.
B.
Minimum lot width: 50 feet, measured at the building setback line.
C.
Minimum width, each side yard: five feet.
D.
Minimum front yard: 10 feet.
E.
Minimum rear yard: 15 feet.
F.
Maximum building coverage (percent of gross lot area): 60%.
G.
Maximum building height: four stories, 40 feet.
