ARTICLE XIII

M-1 Light Manufacturing District

§ 375-54 Purpose.

The purpose of the M-1 Light Manufacturing District is to provide areas for light manufacturing, assembly, transportation and high-technology uses with access to high-volume roadways.

§ 375-55 Permitted uses.

A. 
Permitted principal uses. Permitted principal uses shall be as follows:
(1) 
Bus and motor freight terminals.
(2) 
Contractor's equipment storage.
(3) 
Essential services. (See § 375-79.)
(4) 
Forestry.
(5) 
Light manufacturing, as defined.
(6) 
Machine shops.
(7) 
Offices.
(8) 
Research laboratories.
(9) 
Supply yards, but not including scrap yards or junkyards.
(10) 
Warehousing.
(11) 
Wholesale businesses.
B. 
Permitted accessory uses. Permitted accessory uses shall be as follows:
(1) 
Other accessory uses and structures customarily appurtenant to a permitted use.
(2) 
Public parking garages and loading areas. (See § 375-128.)
(3) 
Signs. (See Article XX.)

§ 375-56 Conditional uses.

A.

Conditional uses shall be as follows:
(1) 
Adult businesses. (See § 375-90.)
(2) 
Cellular transmission towers. (See § 375-91.)

§ 375-57 Uses by special exception.

A.

Uses by special exception shall be as follows:
(1) 
Industrial services similar to any permitted principal use but not specifically listed (to be determined by the Zoning Hearing Board).
(2) 
Industrial services. (See § 375-118.)
(3) 
Retail uses. (See § 375-117.)

§ 375-58 Lot, yard, bulk and height regulations.

A. 
Minimum lot area: 10,000 square feet.
B. 
Minimum lot width: 100 feet, measured at the building setback line.
C. 
Minimum width, each side yard: 20 feet from any property or street right-of-way line.
D. 
Minimum front yard: 20 feet.
E. 
Minimum rear yard: 20 feet.
F. 
Maximum building coverage (percent of gross lot area): 70%.
G. 
Maximum building height: five stories, 50 feet.
