ARTICLE XI

I-1 Educational District

§ 375-47 Purpose.

The purpose of the Educational District is to provide for areas where public education facilities are located, including administrative and residential uses associated with the education and training of children, youths or adults, in a location and manner consistent with the surrounding community context with regard to land use and building form, designed to provide pedestrian accessibility within the district and to surrounding development.

§ 375-48 Permitted uses.

Permitted uses shall be as follows:
A. 
Public education facility.
B. 
Dormitories.
C. 
Recreation.
D. 
Off-street parking area, private.
E. 
Off-street parking area, public.
F. 
Professional office.

§ 375-49 Lot, yard, bulk and height regulations.

A. 
Minimum front building setback: 20 feet.
B. 
Minimum side and rear setback: 10 feet.
C. 
Residential building setback. Any building containing a nonresidential use shall be set back 50 feet from any property line where the property abuts residentially zoned property.
D. 
Maximum building height: four stories.

§ 375-50 Parking requirements.

The number of parking spaces required in the Educational District shall be calculated by the public education facility user and verified and approved by the Borough.
