The R-1 low density residential district is intended as a residential area that permits single-family detached housing at a density of one unit per gross acre (i.e., the density for an acre of unsubdivided land, regardless of where streets, etc., may or may not be located, will be calculated at a maximum of 1 unit). 12-4-2: RESTRICTIONS:
In the R-1 low density residential district, no building or premises shall be used nor shall any building or structure hereafter be erected or altered (unless provided by this title) except in conformance with this chapter. (Ord. 518, 6-10-2008)
12-4-3: AREA REQUIREMENTS:
The following site area requirements apply to the R-1 low density residential district:
A. All lots shall have a minimum lot size of twenty-one thousand five hundred (21,500) square feet.
B. All lots shall have a minimum frontage on a public street of ninety feet (90').
C. Minimi size for a single-family dwelling unit: one thousand (1,000) square feet. (Ord. 518, 6-10-2008; amd. Ord. 602, 10-16-2019; Ord. 612, 6-9-2020)
12-4-4: USES PERMITTED:
Bed and breakfast that meets the following criteria:
A. Maximum of five (5) rooms for lodging of paying guests.
B. Must provide one off street parking space for each guestroom as well as all vehicles owned by permanent residents.
C. Signage shall be limited to four (4) square feet;
D. May not provide meals to paying guests, except for lodging guests.
Buildings accessory to the single-family dwelling.

12-4-6: LOT COVERAGE:
No building or structure, or total combined square footage of all buildings and structures shall cover more than fifty percent (50%) of its building lot. (Ord. 518, 6-10-2008)

Setbacks are measured from the lot lines to the foundation wall of the structure.
A. Front Yard: No building shall be erected closer than twenty five feet (25') from the property line.
B. Side Yard: No building shall be erected closer than twelve feet (12') from any side property line; except corner lots shall maintain a twenty foot (20') side yard adjacent to the street which intersects the street upon which the building fronts.

12-4-8: ACCESSORY USES:
Accessory uses are permitted if constructed either at the same time or subsequent to the primary allowed building. Such uses shall be limited to one story in height and shall not encroach upon the front or side yards. (Ord. 518, 6-10-2008)
