12-7-2: RESTRICTIONS:
In the C commercial district, no building or premises shall be used nor shall any building or structure hereafter be erected or altered (unless provided by this title) except in conformance with this chapter. (Ord. 518, 6-10-2008)
12-7-3: AREA REQUIREMENTS:
There shall be no minimum lot size except that residential uses approved through the conditional use permit process require the same area requirements as set forth in the R-3 high density residential district. (Ord. 518, 6-10-2008)

Animal clinic or hospital, veterinary offices, kennels.
Auto sales and service.
Banks and other financial institutions.
Barber and beauty shops.
Boat repair.
Commercial recreational facilities.

General business offices.
Golf course and driving ranges.
Hospitals and emergency services.
Laundromats and dry cleaners.
Lodges and meeting halls.
Public utility facilities.
RV park.
Restaurant, bars, and drive-through food and beverage establishments.
Retail stores.
Riding stables and schools.
Self-storage.

12-7-6: LOT COVERAGE:
No building or structure, or total square footage of all buildings and structures shall cover more than seventy percent (70%) of the building lot. (Ord. 518, 6-10-2008)
12-7-7: SETBACK REQUIREMENTS:
There are no setback requirements in the commercial zoning district, except for the following:
A. Commercial use that is adjacent to or across from a residential use must, at a minimum, meet the most restrictive setback requirements governing that residential use for the side of the lot that is adjacent or across from the use and provide adequate screening.
B. Residential uses shall meet the setback requirements of the R-3 zoning district. (Ord. 518, 6-10-2008)
12-7-8: ACCESSORY USES:
Accessory uses are permitted if constructed either at the same time or subsequent to the primary allowed building. Such uses shall be limited to one story in height. (Ord. 518, 6-10-2008)
12-7-9: BUILDING HEIGHT:
No building within the commercial district shall be constructed greater than a height of thirty five feet (35'). (Ord. 518, 6-10-2008)
12-7-10: SITE PLAN REVIEW:
All commercial site plans must be reviewed by the planning and zoning commission to confirm that the proposed use meets all of the requirements of this title. The site plan shall comply with the requirements of section 12-9-5 of this title. (Ord. 518, 6-10-2008)
12-7-11: PARKING LOTS:
All parking lots are required to be paved. (Ord. 518, 6-10-2008)
12-7-12: CHANGE OF USE:
