CHAPTER 5

R-2 MEDIUM DENSITY RESIDENTIAL DISTRICT

12-5-1: PURPOSE:

The purpose of the R-2 medium density residential district is to provide medium to high density residential development, well designed and properly located in the community pattern. (Ord. 518, 6-10-2008)

12-5-2: RESTRICTIONS:

In the R-2 medium density residential district, no building or premises shall be used, nor shall any building or structure hereafter be erected or altered (unless provided by this title) except in conformance with this chapter. (Ord. 518, 6-10-2008)

12-5-3: AREA REQUIREMENTS:

The following site area requirements apply to the R-2 medium density residential district:
   A.   All lots shall have a minimum lot size of eight thousand seven hundred twelve (8,712) square feet.
   B.   All lots shall have a minimum of seventy five feet (75') frontage on a public street.
   C.   Minimum size for a single-family dwelling unit: one thousand (1,000) square feet. (Ord. 518, 6-10-2008)

12-5-4: USES PERMITTED:

All principal uses permitted outright in the R-1 area.
Bed and breakfast that meets the following criteria:
   A.   Maximum of five (5) rooms for lodging of paying guests;
   B.   Must provide one off street parking space for each guestroom as well as all vehicles owned by permanent residents;
   C.    Signage shall be limited to four (4) square feet;
   D.    May not provide meals to paying guests, except for lodging guests.
Duplex structure, one.
Home occupations as specified in section 12-9-8 of this title.
Nonprofit parks, playgrounds, and recreational facilities.
Public or private academic schools.
Single-family dwelling, one. (Ord. 518, 6-10-2008)

12-5-5: CONDITIONALLY PERMITTED USES:

Apartment building.
Churches.
Golf course and driving range.
Hospital.
Retirement, convalescent or nursing home. (Ord. 518, 6-10-2008)

12-5-6: LOT COVERAGE:

No building or structure, or total combined square footage of all buildings and structures shall cover more than sixty percent (60%) of its building lot. (Ord. 518, 6-10-2008)

12-5-7: SETBACK REQUIREMENTS:

Setbacks are from the lot lines to the foundation wall of the structure.
   A.   Front Yard: No building or structure shall be erected closer than twenty-five feet (25') from the property line.
   B.   Side Yard: No building shall be erected closer than seven feet (7') or half of the total wall height whichever is greater from any side property line; except corner lots shall maintain a ten foot (10') side yard adjacent to the street which intersects the street upon which the building fronts.
   C.   Rear Yard: No building shall be erected within fifteen feet (15') of property line if there is an alley, if no alley, then seven feet (7'). (Ord. 518, 6-10-2008; amd. Ord. 609, 5-12-2020)

12-5-8: ACCESSORY USES:

Accessory uses are permitted if constructed either at the same time or subsequent to the primary allowed building. Such uses shall be limited to one story in height and shall not encroach upon the front or side yards. (Ord. 518, 6-10-2008)

12-5-9: BUILDING HEIGHT:

No building within the R-2 district shall be constructed greater than a height of two (2) stories not to exceed thirty five feet (35'). (Ord. 518, 6-10-2008)
