Accessory building height and area regulations—Nonresidential uses.
Accessory buildings relating to commercial, industrial, and institutional uses shall conform to the dimensional requirements for principal buildings, except that:
(1)
Height. The height of an accessory building shall not exceed the maximum height allowed for the principal building.
(2)
Street yard. An accessory building shall be located no closer to the street right-of-way than the principal building.
(3)
Floor area. The total floor area of all accessory buildings shall not exceed the floor area of the principal building(s).
(4)
[Separation.] An accessory building must remain on the same lot as the principal building to which it is accessory. It shall not be separated by a land division, unless the use of the building is converted to a permitted principal use meeting all of the requirements of this chapter.
(5)
Number of buildings. The total number of accessory buildings on a lot shall not exceed two per principal building on the lot.
(6)
Industrial park standards. Such accessory buildings that are located within the I-1A and I-2A districts shall, in addition, be subject to the requirements of section 20.32, development standards, for I-1A and I-2A districts.
(7)
Additional requirements for the C-2 district. In the Central Business District (C-2), the following more restrictive requirements shall apply in addition to those requirements listed above:
(a)
The height of an accessory building shall not exceed 18 feet, unless authorized through a conditional use permit.
(b)
The total floor area of all accessory buildings on a lot shall not exceed 2,000 square feet, unless authorized through a conditional use permit.
(c)
The total number of accessory buildings on a lot shall not exceed two or the number of principal buildings on the lot, whichever is greater.
