9.30 Home

Occupations

9.30.010 Purpose

These performance standards will permit limited commercial activity in residential areas, while assuring that such activity does not diminish the residential character of the neighborhood. Approval of a home occupation does not change any requirement of this title that is applicable to the dwelling to which it is accessory. (Ord. 2000-02, 3-3-2000)

9.30.020 Maximum Floor Area

Home occupations may be located within dwellings or accessory buildings, but no home occupation shall occupy a floor area larger than that of the dwelling to which it is accessory. (Ord. 2000-02, 3-3-2000)

9.30.030 Nonresident Employees

No home occupation shall have more than one employee who is not a member of the resident family. (Ord. 2000-02, 3-3-2000)

9.30.040 Off Street Parking

Home occupations shall provide off street parking for all employees and any vehicles associated with the home occupation in compliance with the requirements of TCC 9.38. (Ord. 2000-02, 3-3-2000)

9.30.050 Outdoor Storage

The storage of any materials or solid waste associated with a home occupation shall be:

  1. Within an enclosed structure; or
  2. Within an area that is effectively screened from public view using a landscaped buffer that includes an opaque hedge, fence, or wall. The materials and color of screening fences or walls shall be compatible with those of the main building on the lot. (Ord. 2000-02, 3-3-2000)

9.30.060 Signs

Home occupations shall display only the following signs:

  1. One nonilluminated wall sign of no more than six (6) square feet; and
  2. One nonilluminated on site directional sign of no more than four (4) square feet. (Ord. 2000-02, 3-3-2000)

9.30.070 Residential Care Facilities

  1. To qualify as a home occupation, a residential care facility must have eight (8) or fewer residents and two (2) or fewer resident staff.
  2. Residential care facilities are not part of the local, state, or federal corrections system. Residents may not include persons who are serving a sentence imposed by a court.
  3. Residential care for the elderly, children's institutions, as defined by the child care licensing reform act, and similar home occupations shall be certified or licensed as required by law. (Ord. 2000-02, 3-3-2000)
