The City of Trenton deems it necessary to ban all mobile homes for [from] the City of Trenton and extraterritorial jurisdiction, Tex. Occ. Code Section 1201.008, and only permitting HUD Manufactured homes as defined by the state[:] A “Manufactured home” is defined as “a HUD-code manufactured home or a mobile home.” Id. Section 1201.003(18).
General Purpose and Description: The “MH-1” Manufactured Home (HUD Code) and Modular Housing District is intended to provide for quality mobile home subdivision development containing many of the characteristics and atmosphere of a standard single family subdivision. These are homes built before June 15, 1976 will only be allowed in the MH-1 district[.]
10.1 Use Regulations:
A building or premise shall be used only for the following purposes:
A. Uses as listed in Appendix
1, Schedule of Uses, of this ordinance.
10.2 Permitted Specific Uses:
A. Uses as listed in Appendix
1, Schedule of Uses, of this ordinance.
10.3 Height and Area Regulations:
A. See Appendix
2, Area, Setback, Height, Coverage and Density Regulations.
10.4 Parking Requirements:
A. Two (2) spaces shall be provided per unit located on the lot plus additional spaces for accessory uses.
10.5 Additional Restrictions Applicable to Mobile Home District:
A. HUD Manufactured Homes, built before June 15, 1976 will only be allowed in the MH-1 district[.]
B. All manufactured homes shall be set on solid slab structure and/or 18" to 20" runners. Additional rooms and enclosed porches shall be constructed on a solid slab.
C. Tie-downs will be required and will be secured prior to occupancy.
D. Underpinning and skirting will be required and will be installed prior to occupancy.
E. Accessory buildings will be either manufactured or constructed in accordance with city codes.
F. All manufactured homes shall comply with all regulations of the State of Texas and such regulations are hereby incorporated into this section.
G. There is a maximum of __________ units allowed per acre, and the setback rules will have to apply to the distances between each unit.
H. The original placard is placed on the home.
I. Recreational vehicles will not be allowed to be parked in this area.
J. No Mobile Homes, built before June 15, 1976, will be allowed.
