The intent of this district is to provide for manufacturing plants, assembly plants and warehouses in a restricted area in order to protect neighboring land uses from potentially harmful noise, odor, smoke, dust, glare or other objectionable effects and to protect streams, rivers and the air from pollution. 1161.02 PERMITTED PRINCIPAL USES.
In "I" Industrial District land may be used and buildings and structures may be
erected, altered or used for the following purposes:
(a) Manufacturing of all types;
(b) Assembly operations of all types;
(c) Warehousing;
(d) Wholesaling;
(e) Saw mills;
(f) Wood working shops;
(g) Welding and related metal fabricating shops;
(h) Building materials sales and storage, including lumber yards;
(i) Feed and seed sales and storage;
(j) Building contractor and related activities, including storage of equipment provided such equipment is confined to a building or garage;
(k) Farm implements and machinery sales, storage and service;
(l) Printing and publishing and allied industries;
(m) Recycling centers, including scrap metal processors, provided that all materials are stored, sorted, baled and packaged inside of a building;
(n) Automobile and truck repair, including mechanical and body work and automated car washes, either attended or not attended;
(o) Tire sales, storage and repair, including recapping and retreading;
(p) Truck terminals;
(q) General agricultural operations including crop or tree farming and truck gardening and the raising of farm animals and feeding lots; and required accessory buildings, pens or structures for farm animal or uses shall not be located closer than 300 feet to any residential commercial or industrial structure.

1161.03 ACCESSORY USES.
(a) In "I" Industrial District any building, structure or shed necessary to the operation of a use listed in Section 1161.02 is permitted; any off-street parking requirements per Section 1141.24; signs provided all requirements of Section 1141.27 are met.

1161.04 CONDITIONAL USES.
The following Conditional Uses are permitted in "I" Industrial District:
(a) Sexually Oriented Businesses, provided the requirements and conditions of Ordinance 4-02, passed 03-14-2002, as outlined in Chapter 1197, are met.
(b) Salvage yard for automobiles, junk and building materials subject to the laws of the State of Ohio which may regulate such operations.

1161.05 PROHIBITED USES.
In the "I" Industrial District the following uses shall be prohibited:
(a) New residences and/or dwellings;
(b) Conversion of existing buildings or structures into residences and/or dwellings;
(c) Any use not specifically Permitted, Accessory or Conditional.

1161.06 YARD REQUIREMENTS.
In "I" Industrial District the following yard areas shall be provided:
(a) Front Yards: There shall be a front yard of a minimum of twenty-five (25) feet from the R-O-W line of the lot to building or structure, including but not limited to porches, steps, decks, overhangs and outdoor HVAC units; or the front yard shall be in line with existing residences facing the same street.
The R-O-W line shall be as platted on the "official tax maps" of the City of Uhrichsville on file at the County Map Office. Said R-O-W line shall be shown on a scaled drawing of the lot and the location of the surveyor pins shall be indicated thereon. If the surveyor pins cannot be found the burden of cost to locate and mark same by a Registered Professional Surveyor shall be borne by the property owner.
(b) Side Yards: There shall be a side yard of a minimum of five (5) feet between any building or structure, including but not limited to porches, steps, decks, overhangs and outdoor HVAC units, erected and the property line of the premises on which such buildings or structures and/or appurtenance thereto are erected; however the side yard on the street side of a corner lot shall be the same front setback as any yard. (c) Rear Yards: All buildings and structures of any sort shall be located no closer than twenty-five (25) feet to a side lot line except where the property is adjacent to a railroad R-O-W and written approval from the railroad authorities and owners/lessees has been obtained to utilize a railroad spur for loading and unloading. 1161.07 BUILDING HEIGHT REGULATIONS.
There shall be no specific height limitation in "I" provided, however, that prior to the issuance of a Zoning Permit for any structure which is planned to exceed thirty-five (35) feet in height, the Planning Commission shall make a finding that any such excessive height will not be detrimental to the public safety; to the light, air or privacy of any other structure or use currently existing or approved for construction. 1161.08 OFF-STREET PARKING.
In the "I" District there are no requirements for providing a minimum number or amount of parking spaces. Section 1141.24 shall apply to accessory parking in this district.
