The purpose of this chapter is to provide regulations and the criteria for ADU’s that encompass a single-family dwelling lot or property and must comply with residential zoning requirements and those items that are incidental to a single-family dwelling. Accessory dwelling units are intended to assist in providing housing types that meet the needs of populations of various income levels, ages, and stages of life. (Ord. 271-22, 7-5-2022; amd. 9-24-2: CONDITIONAL USE:
In the accessory dwelling unit which are judged by the Planning Commission to be similar and compatible with the purpose of this article may also be reviewed for approval. Conditions for approval shall be determined by the Planning Commission. (Ord. 271-22, 7-5-2022; amd. Ord. 276-23, 4-18-2023)
9-24-3: SITE DEVELOPMENT STANDARDS:
A. ADU’s must be a secondary resident on an owner-occupied lot or property, or a single-family dwelling and the primary owner must live on site.
B. Number of accessory dwelling units per parcel. No more than one accessory dwelling unit shall be allowed on a lot containing a single-family dwelling.
C. ADU’s shall not have a separate tax ID number and/or parcel number it shall be the same as the main structure.
D. Shall not be sold separately, must stay with the property owner or lot.
E. Amenities/Criteria: An accessory dwelling unit (ADU) shall contain sufficient amenities/criteria as listed in the following:
1. Parking. At least one (1) parking stall, parking shall be provided on sight.
2. No off-street parking for ADU’s.
3. ADU shall include kitchen, bathroom facilities and have its own entryway.
4. Must comply with zoning setback requirements for accessory buildings.
5. Size and Height shall comply with accessory building requirements.
6. ADU’s can be attached or detached structures.
7. ADU’s shall not be used for short-term rentals.
8. Utilities shall be approved by the Public Works and/or the City Building Official.
