Affordable housing requirements. The 80 affordable housing units in the project that is the subject of this article shall be developed, affirmatively marketed and rented in accordance with the Township's Affordable Housing Ordinance, applicable COAH regulations, the Uniform Housing Affordability Controls (UHAC) (N.J.A.C. 5:80-26 et seq.), the settlement agreement between the Township and Fair Share Housing Center, and the Township's Housing Element and Fair Share Plan. Requirements, including, but are not limited to, proper income split (11 very-low-income units, 35 low-income units and 34 moderate-income units), proper bedroom distribution, range of affordability, pricing and rent of units, affirmative marketing, and ensuring that affordability controls are established via the entry of a deed restriction for a period of at least 30 years, until the Township chooses to either extend or release such controls.
