Minimum lot width: 100 feet.

Minimum lot depth: 135 feet.

Minimum side yard setback: 50 feet.

A buffer in accordance with §§ 285-200 and 285-201 shall be provided, unless modified within this section.

Buffers shall be inclusive of any setback requirements.

A six-foot-high solid fence shall be provided along any property line and a residential use or zoned property if the buffer is less than 50 feet.

Where a buffer is required along a commercial use or zone, the buffer may include parking and drive aisles for up the first 25 feet of the required buffer width, provided a six-foot-high solid fence is provided along the property line.

Lighting levels along private internal walkways are permitted at an average of 1.7 footcandles in order to provide safe routes for the age-restricted units.

Lighting shall not exceed 0.2 footcandle at the property lines.

All lighting shall be downlighting and dark sky compliant.

Overnight/afterhours lighting shall be reduced to the extent possible.

Architectural elevations and floor plans shall be provided for each of the buildings.

All HVAC and mechanical equipment shall be incorporated into the building design and not visible.

Architectural elevations shall be residential in character and appearance.

A site identification sign shall be permitted.

The maximum sign area shall not exceed 40 square feet.

The maximum height shall not exceed 10 feet.

The refuse storage area shall be suitably located and screened and arranged for access and ease of collection and shall not be part of, restrict or occupy any parking aisle. Refuse storage areas may be attached to the building.

All refuse storage areas shall be enclosed with a block wall with a finish similar to the facades of the residential structure.

Any gate on the refuse storage enclosure shall consist of a solid material and be self closing.

Refuse storage areas/walls shall maintain a setback of five feet to any future right-of-way/property line and not be located within any buffer areas.

The project contemplated by the ordinance will follow all of the requirements of the Township's adopted Affordable Housing Ordinance. The developer shall enter into a contract with a qualified administrative agent, that could be the Township's administrative agent, to ensure that all of the affordable units in the project are properly affirmatively marketed.

Affordable housing requirements. The 80 affordable housing units in the project that is the subject of this article shall be developed, affirmatively marketed and rented in accordance with the Township's Affordable Housing Ordinance, applicable COAH regulations, the Uniform Housing Affordability Controls (UHAC) (N.J.A.C. 5:80-26 et seq.), the settlement agreement between the Township and Fair Share Housing Center, and the Township's Housing Element and Fair Share Plan. Requirements, including, but are not limited to, proper income split (11 very-low-income units, 35 low-income units and 34 moderate-income units), proper bedroom distribution, range of affordability, pricing and rent of units, affirmative marketing, and ensuring that affordability controls are established via the entry of a deed restriction for a period of at least 30 years, until the Township chooses to either extend or release such controls.

All other applicable regulations of this chapter shall be followed as required.

There must be approved public water and public sewer, which shall be available to each unit prior to the issuance of the building permit.

The buildings, sizes, shapes, site positions and architectural design shall be considered along with the landscape and natural features.
