MANUFACTURING DISTRICT REQUIREMENTS.

(1)

M-1 CLOSED STORAGE/LIGHT MANUFACTURING.

(a)

Purpose. The M-1 District is intended to provide for light industry and manufacturing in areas separated from other sections of the community.

(b)

Permitted Uses. The following uses are permitted within an M-1 District:

(i)

The manufacture, processing or assembly of goods which do not require open storage;

(ii)

Repair, service, processing, and assembly of products without open storage;

(iii)

Wholesale business without open storage;

(iv)

Storage and warehousing or products without open storage; and

(v)

Public utilities.

(c)

Requirements. In order to be considered a conforming lot or structure within an M-1 District, a lot or structure must:

(i)

Have a minimum lot size of one acre and a minimum width of 100 feet;

(ii)

Have a front yard setback of 15 feet, a rear yard setback of 15 feet, and a side yard setback of 15 feet;

(iii)

Not exceed a maximum building height of 65 feet;

(iv)

Have a side yard setback of 5 feet for accessory buildings; and

(v)

Public utilities.

(d)

Prohibited Uses. The following uses shall be considered prohibited uses in an M-1 District:

(i)

Foundries; and

(ii)

Any use determined to be dangerous to the neighborhood or determined to generate noise, smoke, traffic, or air, water or soil pollution that would create a public or private liability or nuisance.

(e)

Conditional Uses. The following uses shall be conditional uses within an M-1 District:

(i)

Group child care center.

(2)

M-2 OPEN STORAGE/HEAVY MANUFACTURING.

(a)

Purpose. The M-2 District is intended to provide an area for industries and heavy manufacturing which may require outdoor storage areas for raw materials and finished products, provided such storage as appropriate is enclosed by a suitable screen of fencing or planting.

(b)

Permitted Uses. The following uses are permitted within an M-2 District:

(i)

The manufacture, processing or assembly of goods which do not require open storage;

(ii)

Repair, service, processing and assembly of products without open storage;

(iii)

Wholesale business without open storage;

(iv)

Closed storage and warehousing of products with open storage;

(v)

Manufacture of products or wholesale businesses with open storage as follows: the open storage of building materials, construction materials, raw materials, or manufactured products is restricted to the rear yard, limited to a maximum height of 15 feet and shall be screened to a height of 10 feet from any street and from any abutting lot not zoned M-2; and

(vi)

Repair, service, processing, and assembly of products with open storage.

(c)

Requirements. In order to be considered a conforming lot or structure in an M-2 District, a lot or structure must:

(i)

(d)

Conditional Uses. The following uses shall be conditional uses within an M-2 District:

(i)

Salvage yards.

(ii)

Recycling plants.

(iii)

Landfill areas. (Cr. #10-11)

(v)
