AGRICULTURAL DISTRICT.

(a)

Purpose. The Agricultural District is intended to delineate and protect the areas best suited for agriculture and to provide for controlled growth.

(b)

Permitted Uses. The following uses are permitted within an Agricultural District:

(i)

Single-family residences;

(ii)

Farming including raising of crops and keeping of farm animals including, but not limited to cattle, fowl, rabbits, sheep, goats, horses, except farms operated for the disposal of garbage, rubbish, offal or sewage; signs not over 8 square feet in area advertising the sale of farm products on the premises; and

(iii)

Farm buildings only when accessory to a single-family residence.

(c)

Requirements. In order to be considered a conforming lot or structure within an Agricultural District, a lot or structure must:

(i)

Have a minimum lot area of 10 acres and a minimum lot width of 150 feet;

(ii)

Have a front yard setback of 30 feet, a rear yard setback of 25 feet, and a side yard setback of 6 feet;

(iii)

Not exceed a maximum principal building height of 35 feet; and

(iv)

Have an accessory building side yard set back of 3 feet and no maximum accessory building height except that all accessory buildings must be set back from all road and easements or road lines and property boundaries at a distance at least equal to their height.

(d)

Conditional Uses. The following uses shall be considered conditional uses within an Agricultural District:

(i)

Micro-wave radio, relay structure, radio broadcast, and television structure;

(ii)

Campgrounds;

(iii)

Kennels;

(iv)

Stables;

(v)

Salvage yards and sanitary landfill sites which must be licensed by the State; and

(vi)

Public and semi-public uses.

(e)

Prohibited Uses. The following uses shall be prohibited in an Agricultural District:

(i)

Feed lots.
