INTENT. This subsection is intended to encourage single-family manufactured home development offering greater flexibility and creativity in site plan design, while at the same time preserving the health, safety, order, convenience, prosperity and general welfare of the City of Waupun. Using an overlay district will provide for the possibility of superimposing certain additional provisions on the underlying zoning district without disturbing the requirements of the basic district. It is intended that where conflicting requirements exist, the overlay provisions shall apply.

PERMITTED USES. Manufactured homes may be located within the following districts as an overlay, subject to the requirements of this subsection.

DISTRICTS INCLUDED. The provisions of this subsection shall apply to the following:

R-1 Single-Family Residential District

R-4 Central Area Single-Family Residential District

R-5 Mixed Residential District

DISTRICT STANDARDS. The following standards shall apply to manufactured homes located within the above overlay districts:

(a)

Except as otherwise provided here, the location of manufactured homes shall comply with all requirements and all permitted, conditional or prohibited uses contained within the district in which the manufactured home is to be located.

(b)

Manufactured homes shall be aesthetically compatible with other structures in the district and with the overall site design proposed.

SITE PLAN REVIEW. No manufactured home shall be located within an overlay district unless site development plans have been prepared and approved by the Plan Commission, using a procedure substantially in accordance with §16.17 of this Zoning Code. At least 10 days prior written notice of the site plan review shall be given, either personally or by mail, to all owners of real estate within 100 feet of the boundaries of the real estate on which location of the Manufactured Home is sought.
