ARTICLE V

R-2 Residential District

§ 470-20 Area of applicability.

The following regulations shall apply to all areas designated R-2 Residential Districts on the Zoning Map.

§ 470-21 Use regulations.

A building may be erected or used and a lot of land may be used or occupied only for one of the following purposes and no other:
A. 
Single-family detached dwellings.
B. 
Single-family semidetached dwellings.
C. 
Public school.
D. 
Public park, playground or municipal recreation area.
E. 
Accessory uses on the same lot with and customarily incidental to a dwelling use, which shall include only the following:
(1) 
Private garages shall not be more than one story or 15 feet in height unless permitted by special exception.
(2) 
Other customary accessory uses and buildings, provided such uses are clearly incidental to the principal use and do not include any activity commonly conducted as a business.
F. 
One of the following uses, when authorized as a special exception, subject to the specific criteria applicable for the zone in which it is located and as found within Article X, Special Exceptions, and subject to the provisions of Article XII:
(1) 
Customary home occupations or professional offices conducted by the resident only, provided that there shall be no external evidence of such use except in announcement of professional sign as permitted in Article IX.
(2) 
Hospital, sanitarium or convalescent home or similar place for the diagnosis, treatment or other care of human ailments, in accordance with § 470-71.
(3) 
Church and similar place of worship.
(4) 
Private school, including kindergarten, nursery or trade school.
(5) 
Municipal building or use, fire house, public library, municipal parking lot.
(6) 
Public utility building or structure.
(7) 
Private parking lot.
(8) 
Domiciliary care unit.
(9) 
Group quarters.
(10) 
Group homes.[1]

(11) 
Row dwellings, garden apartments and townhouses.
(12) 
Conversion apartments.
(13) 
Child day-care home.

§ 470-22 Lot and building regulations.

Lot and building dimensions of not less than the following shall be provided for every dwelling unit and/or building hereafter used or erected for any use permitted in this District.[1]

§ 470-23 Minimum off-street parking requirements.

Off-street parking shall be provided for in accordance with Article IX.

§ 470-24 Habitable floor area.

[Amended at time of adoption of Code (see Ch. 1, General Provisions, Art. I)]
The minimum habitable floor area shall be in accordance with the Uniform Construction Code.
