ARTICLE VII

I-1 Limited Industrial Districts

§ 470-29 Area of applicability.

The following regulations shall apply to all areas designated I-1 Limited Industrial Districts on the Zoning Map.

§ 470-30 Use regulations.

A building may be erected or used and a lot of land may be used or occupied only for one of the following purposes and no other:
A. 
Special trade contractors and building material wholesalers, providing that all materials and storage are completely enclosed within a building or similar shelter.
B. 
Utilities and communications, such as electrical receiving or transforming stations, radio or television broadcasting stations and gas service buildings and yards.
C. 
Warehousing, refrigerated and general storage.
D. 
Local and suburban transit and passenger transportation facilities; truck terminal, maintenance and service facilities.
E. 
Laundries, laundry services and cleaning and dyeing plants.
F. 
Industrial plants manufacturing, processing or assembling the following:
(1) 
Agricultural products.
(2) 
Food and kindred products.
(3) 
Furniture and fixtures.
(4) 
Printing, publishing and paperboard products.
(5) 
Biological products, drugs, medicinal chemicals and pharmaceutical preparation.
(6) 
Electrical machinery, equipment and supplies, electronic components and accessories.
(7) 
Professional, scientific and controlling instruments, photographic and optical goods.
(8) 
Any uses which are charged with the principal function of research such as industrial, scientific and business research.
(9) 
Any other manufacturing plant and uses having performance characteristics similar to those listed in this district in that they emit a minimum of noise, vibration, smoke, glare, electromagnetic or atomic radiation and odor. All uses located within this district shall be so designed, constructed and operated that there is no production of sound discernible at the lot lines in excess of the average intensity of street and traffic noise at the lines nor any production of heat or glare discernible at the same point. There shall be no emission of dust, dirt nor toxic or offensive odors or gases in excess of state and local regulations.
G. 
Accessory uses:
(1) 
Customary accessory uses and buildings incidental to any of the permitted uses.
(2) 
Business identification signs customarily incidental to the permitted use and subject to the provisions of Article IX.
H. 
The following uses, when authorized as a special exception, subject to the specific criteria of the zone in which so located and Article XII hereof:
(1) 
Billboards and advertising sign boards, subject to the provisions of Article IX.
(2) 
Service station, used car lots and public garages.
(3) 
Kennels.

§ 470-31 Lot regulations.

A. 
Lot width and area: none specified.
B. 
Yards.
(1) 
Front yards. There shall be a front yard of not less than 30 feet from the curbline.
(2) 
Side yards. There shall be two side yards of not less than 10 feet in width except in the case of a corner lot on the side abutting the street, no building shall be less than 30 feet from the curbline of the side street, and, in the case of an industrial lot abutting a residential district, there shall be a side yard along the residential district of not less than 20 feet in depth.
(3) 
Rear yards. There shall be rear yards of not less than 20 feet in depth required, except, where the rear lot line of the industrial lot abuts a residential district, there shall be a rear yard of not less than 30 feet in depth.

§ 470-32 Building regulations.

Every building hereafter erected within this district shall conform to the following regulations.
A. 
Building height limit. No building shall exceed four stories or 45 feet in height unless authorized as a special exception.
B. 
Building area. Not more than 50% of the lot area shall be covered by buildings.
