ARTICLE VIII

I-2 Heavy Industrial Districts

§ 470-33 Area of applicability.

The following regulations shall apply to all areas designated I-2 Heavy Industrial Districts on the Zoning Map.

§ 470-34 Use regulations.

A building may be erected or used and a lot of land may be used or occupied only for one of the following purposes and no other:
A. 
Any permitted uses in the I-1 Limited Industrial District, subject to all the regulations of the I-2 District.
B. 
General construction contractors, such as highway and street, heavy construction and general building; coal and coke dealers.
C. 
Railroad and railroad terminal facilities.
D. 
Transportation, communications, power and fuel rights-of-way.
E. 
Industrial plants manufacturing, processing or assembling the following:
(1) 
Prefabricated wooden buildings and structural members.
(2) 
Chemical products, such as plastic materials, medical chemicals, biological products and pharmaceutical preparations.
(3) 
Leather and leather products, such as footwear, gloves and luggage.
(4) 
Stone, clay and glass products, such as flat glass, glassware, brick and structural tile, pottery products, ceramic wall and floor tile and concrete products.
(5) 
Wooden containers such as boxes and crates.
(6) 
Aluminum, bronze, copper-base alloys and other nonferrous castings.
(7) 
Machinery, such as engines and turbines.
(8) 
Transportation equipment such as motor vehicle equipment and parts, motorcycles and bicycles.
(9) 
Roofing materials such as shingles.
F. 
Any of the following uses, subject to approval by the Zoning Hearing Board through a special exception application and subject to the provisions of Article XII hereof:
(1) 
Asphalt and concrete mixing plants.
(2) 
Quarries.
(3) 
Bulk storage of gasoline, fuel oil, explosives or other similar materials and fuels.
G. 
Accessory uses:
(1) 
Customary accessory uses and buildings incidental to any permitted uses.
(2) 
Business identification signs customarily incidental to the permitted use and subject to the provisions of Article IX.
H. 
The following uses, when authorized as a special exception, subject to the provisions of Article XII hereof:
(1) 
Billboards and advertising sign boards, subject to the provisions of Article IX.
(2) 
Service station, used car lots and public garages.
(3) 
Kennel and animal husbandry, subject to the provisions of Article X and Article XII.

§ 470-35 Lot regulations.

A. 
Lot width and area: none specified.
B. 
Front, side and rear yards.
(1) 
Front yards. There shall be a front yard of not less than 30 feet from the curbline.
(2) 
Side yards. There shall be two side yards of not less than 10 feet in width, except, in the case of a corner lot on the side abutting the street, no building shall be less than 30 feet from the curbline of the side street, and, in the case of an industrial lot abutting a residential district, there shall be a side yard along the residential district of not less than 20 feet in depth.
(3) 
Rear yards. There shall be rear yards of not less than 20 feet in depth required except, where the rear lot line of the industrial lot abuts a residential district, there shall be a rear yard of not less than 30 feet in depth.

§ 470-36 Building regulations.

Every building hereafter erected within this district shall conform to the following regulations.
A. 
Building height limit. No building shall exceed six stories or 75 feet in height unless authorized as a special exception.
B. 
Building area. Not more than 50% of the lot area shall be covered by buildings.
