MINIMUM LOT AREAS AND WIDTHS
5.101A: R-1 Districts: (Amended 2-25-85, 12-12-88)
A.
For each single-family dwelling, the minimum lot area shall be twelve thousand (12,000) square feet, and the minimum lot width shall be one hundred (100) feet. In the case of a lot, the side lot lines of which are not perpendicular to the front lot line, or the side lot lines are not parallel, the required 100-foot lot width shall be the shortest distance between the side lot lines measured in a straight line at the deepest point of penetration into the lot of the minimum building setback line as defined in Section 4.101A of this Ordinance.
B.
Residential lots platted before February 1, 1971, need not meet the requirements of Section 5.101A.A if they are not less than six thousand (6,000) square fee in area nor less than sixty (60) feet in width.
C.
For each single-family dwelling, the following requirements shall be met:
1.
No single-family dwelling shall contain less than one thousand five hundred (1,500) square feet of floor area.
2.
Single-family dwellings, construction of which was begun before the effective date of this Ordinance, need not meet the requirements of this Section 5.101A.C.
5.101B: Notwithstanding any of the requirements of this Section with respect to minimum lot widths, if it is shown by the party seeking the waiver hereinafter provided for, to the satisfaction of the Planning and Zoning Commission of the City of Woodway and the City Council of the City of Woodway that any of the requirements of this Section with respect to lot widths, if complied with, would work an undue hardship on the subdivider and the City of Woodway, and that such requirement or requirements concerning minimum lot widths would not be for the best interest and general welfare of the citizens of the City of Woodway, the said City Council, upon an affirmative recommendation of the Planning and Zoning Commission, may waive such requirements or requirements with respect to minimum lot widths. If the Planning and Zoning Commission fails to make an affirmative recommendation, the requested waiver shall be deemed denied in full by the City of Woodway. By way of expression, but not by way of limitation, some of the factors that are to be considered among others not named herein, shall be:
A.
Special conditions and circumstances exist which are peculiar to the land involved and which are not applicable to other lands in the same district;
B.
A literal interpretation of the provisions of this Ordinance would deprive the applicant of rights commonly enjoyed by other properties in the same district under the terms of this Ordinance;
C.
That the special conditions and circumstances affecting the property in question are not a result of the actions or inaction of the applicant;
D.
That granting the waiver requested will not confer on the applicant any special privilege that is denied by this Ordinance to other lands in the same district.
5.102: R-2 Districts: (Amended 2-25-85)
A.
For each detached single-family dwelling, the requirements of Section 5.101A shall apply.
B.
For each duplex dwelling, the requirements of Section 5.105 shall apply.
C.
For multifamily dwellings, minimum lot sizes shall not apply, provided that the following requirements must be met:
1.
There shall be no more than six (6) living units per acre computed on the gross area of the lot.
2.
No one-bedroom unit shall contain less than nine hundred (900) square feet of floor area.
3.
No two-bedroom unit shall contain less than one thousand one hundred (1,100) square feet of floor area.
4.
No three-bedroom unit shall contain less than (one thousand three hundred (1,300) square feet of floor area.
5.
No four-bedroom or larger unit shall contain less than one thousand five hundred (1,500) square feet of floor area.
5.103: R-P Districts: (Amended 2-25-85)
A.
For each detached single-family dwelling the requirements of Section 5.101A shall apply.
B.
For each duplex dwelling the requirements of Section 5.105 shall apply.
C.
For multi-family dwellings the requirements of Section 5.102 shall apply.
5.104: P-C, O-P, PUD, M and M-P Districts: Except as may be determined by the Planning and Zoning Commission there are no minimum lot areas or widths for P-C, O-P, PUD, and M Districts. (Amended 7-10-06)
5.105: R-D Districts: (Added 2-25-85)
A.
For each detached single-family dwelling the requirements of Section 5.101A shall apply.
B.
For each duplex dwelling, the minimum lot area shall be fourteen thousand five hundred twenty (14,520) square feet and the minimum lot width shall be one hundred (120) feet. In the case of irregular shaped lots where the side property lines are not parallel, the minimum lot width shall be measured along the minimum front yard building setback line as defined in Section 4.101.A of this Ordinance.
C.
For each duplex dwelling, the following requirements shall be met:
1.
No one-bedroom unit shall contain less than 1,000 square feet of floor area.
2.
No two-bedroom unit shall contain less than 1,250 square feet of floor area.
3.
No three-bedroom unit shall contain less than 1,500 square feet of floor area.
4.
No four-bedroom or larger unit shall contain less than 1,750 square feet of floor area.
D.
Not more than one duplex dwelling shall be built on one lot.

5.104: P-C, O-P, PUD, M and M-P Districts: Except as may be determined by the Planning and Zoning Commission there are no minimum lot areas or widths for P-C, O-P, PUD, and M Districts. (Amended 7-10-06)

A.
