Light industrial district.
(a)
In the light industrial district no building or premises shall be used and no building shall be hereinafter erected or structurally altered, unless otherwise provided in this chapter, except for one or more of the following uses:

Any use permitted in residential district, mobile homes district, multifamily district and commercial district;
(2)
Arenas and auditoriums;
(3)
Bakeries, wholesale;
(4)
Barge terminals;
(5)
Blacksmith shops;
(6)
Book publishing plants;
(7)
Boot and shoe manufacturers;
(8)
Bottling works;
(9)
Broom manufacturers;
(10)
Building material yards;
(11)
Cabinet makers;
(12)
Candy manufacturers;
(13)
Canning and preserving manufacturers;
(14)
Cap and hat manufacturers;
(15)
Car barns;
(16)
Carpenter shops;
(17)
Carpet cleaning shops;
(18)
Cigar manufacturers;
(19)
Cigarette manufacturers;

(b)
In the industrial district, one parking space per three employees and one space for each permanent vehicle shall be provided.
(c)
There shall be provided a loading and unloading zone for each docking area of at least 75 feet by 75 feet.
(d)
The height of any building or structure in the industrial district shall not exceed 35 feet.
(e)
Commercial or industrial enterprises not specifically listed or enumerated in the zoning regulations and chapter must apply for a public hearing before the zoning commission to be held not earlier than the next scheduled zoning commission meeting. The nonlisted enterprises must submit information required by the zoning commission and answer questions for the public and the zoning commission relating to the proposed enterprise. The zoning commission shall make a determination of classification within 90 days of the public hearing.
(f)
No mobile home, modular home, or trailer shall be located within the light industrial district.

Modular homes are prohibited in the light industrial district.
