The regulations set forth in this section or elsewhere in these regulations which are applicable apply in the R-1 Residential District.
1. Use Regulations. A building or premises shall be used only for the following purposes:
A. Principal Permitted Uses. Principal permitted uses are as follows:
(1) A single-family dwelling on each lot or building site.
(2) Two-family dwellings.
(3) Multi-family dwellings.
(6) Public or private parks, playgrounds, golf courses, and other outdoor recreational facilities which are commonly, but not necessarily, operated on a non-profit basis; however, amusement parks, golf-driving ranges, or miniature golf putting courses, which are normally operated for profit and employing manufactured or constructed facilities of an unnatural or nonenvironmental design shall be excluded.
(8) Public and private schools.
(10) Hospitals and nursing homes.
B. Accessory Uses. Accessory uses are as follows:
(1) Normal accessory buildings and structures for a dwelling such as private garages, swimming pools, children’s playhouses (not used for dwelling purposes), radio and television receiving antennas, antennas, barbecue pits, playground equipment, tennis courts, dog houses, dog runs which do not constitute a commercial kennel, etc.
(2) Normal accessory buildings and structures for public recreation areas such as refreshment stands, playground equipment, all-weather shelters, tennis courts, barbecue pits, etc.
(3) Domestic animals such as cats, dogs, birds, tropical fish, etc., which are normally allowed to run free or are housed within the dwelling. Horses, cows, hogs, sheep, chickens, etc., normally considered farm or wild and untamed animals shall be excluded except as otherwise provided for in these regulations.
(4) Flower and vegetable gardening for noncommercial gain.
(5) Greenhouses and horticultural nurseries for noncommercial gain.
(6) Home occupations of a professional, talented or artistic nature such as: doctor, engineer, lawyer, real estate or insurance agent, tailor, seamstress, watchmaker, dentist, designer, sculptor; however, those occupations normally classified as a trade and requiring the substantial use of contractors or mechanic’s tools or equipment such as: carpenters, electricians, monument cutters, painters, plumbers, etc., shall be excluded. (See Section 165.40[3].)
(7) Signs, On-Site. One sign only, not exceeding 80 square feet in area, pertaining to the lease, hire, or sale of the building or premises on which such sign is located. This regulation shall apply to outdoor identification signs or bulletin boards for hospitals, churches and schools and other public buildings. (See also Section 165.16 and 165.40.)
2. Maximum Height Regulation. No principal building shall exceed two and one-half stories or 35 feet in height. Accessory Buildings – (See Section 165.12.)
3. Lot Area, Frontage and Yard Requirements. The following minimum requirements shall be observed:
A. Single-Family and Two-Family Dwellings:
Lot Area: 9,000 square feet;
Front Yard Depths: 30 feet;
Side Yard Least Width
On Any One Side: 5 feet;
Width Minimum Sum of
Both Side Yards: 15 feet;
Rear Yard Depth: 30 feet;
provided however, that as to a lot of record as of January 12, 1981, the front yard depth shall be the average front yard depth of the dwellings existing as of January 12, 1981, on the same block and on the same side of the street.
B. Multi-Family Dwellings:
Lot Area: 10,000 square feet per building plus 1,500 square feet for each unit over 2;
Front Yard Depths: 30 feet;
Side Yard Least Width
On Any One Side: 10 feet;
Width Minimum Sum of
Both Side Yards: 20 feet;
Rear Yard Depth: 30 feet;
provided, however, that as to a lot of record as of January 12, 1981, the front yard depth shall be the average front yard depth of the dwellings existing as of January 12, 1981, on the same block and on the same side of the street.
Lot Area: 9,000 square feet;
Front Yard Depths: 40 feet;
Side Yard Least Width
On Any One Side: 10 feet;
Width Minimum Sum of
Both Side Yards: 30 feet;
Rear Yard Depth: 50 feet;

4. Off-Street Parking Regulations. See Section 165.32.
5. Existing Lots of Record – Side Yards. A single-family dwelling may be located on any lot or plot of official record as of January 10, 1967, irrespective of its area or width. The following side yard width requirements shall apply: The sum of the side yard widths of any such lot or plot shall not be less than 20 percent of the width of the lot, and the width of any one side yard shall be not less than 10 percent of the width of the lot. However, in no case shall the side yard on any one side be less than five feet. (See also Section 165.20.)
