AGRICULTURAL DISTRICT REGULATIONS

   The regulations set forth in this section or elsewhere in these regulations which are applicable, apply in the A Agricultural District.
   1.   Use Regulations. A building or premises shall be used only for the following purposes:
      A.   Principal Permitted Uses. Principal permitted uses are as follows:
         (1)   Agriculture and the usual agricultural buildings and structures.
         (2)   Truck gardening and nurseries, provided that no permanent dwelling units are erected thereon unless the tract contains 10 or more acres.
         (3)   Mining and extraction of minerals or raw material, subject to prior recommendation from the Commission and approval by the Council.
         (4)   Forest and forestry.
         (5)   Non-commercial parks, playgrounds, golf courses (both public and private) and recreational uses.
         (6)   Any use erected or maintained by a public agency.
         (7)   Public utility structures and equipment necessary for the operation thereof.
         (8)   Dumping of non-combustible materials for landfill purposes.
         (9)   Outdoor advertising off-site signs and billboards in accordance with the provisions of Section 165.40, and provided in addition, that prior recommendations are obtained for such signs and/or billboards from the Commission and approval granted by resolution of the Council.
         (10)   Churches.
         (11)   Public and private schools.
         (12)   One and two family dwellings.
         (13)   Cemetery.
         (14)   Commercial kennel.
      B.   Accessory Uses. Accessory uses permitted are as follows:
         (1)   Accessory buildings and uses customarily incident to any of the above uses.
         (2)   Bulletin boards and signs appertaining to the lease, hire or sale of a building or premises, or signs appertaining to any material that is grown or treated within the district; provided however, such signs shall be located upon or immediately adjacent to the building or in the area in which such materials are treated, processed, or stored.
   2.   Height Regulations. Any building hereafter erected or structurally altered may be erected to any height not in conflict with other existing or future ordinances of the City.
   3.   Lot Area, Lot Frontage and Yard Requirements. The following minimum requirements shall be observed:
      A.   All Uses:
         Lot Area:    40,000 square feet;
         Lot Width:    200 feet;
         Front Yard Depth:   45 feet;
         Side Yard Least Width On Any One Side:    25 feet;
         Width Minimum Sum of Both Side Yards:    75 feet;
         Rear Yard Depth:    45 feet;
