The regulations set forth in this section and elsewhere in these regulations which are applicable apply in the I-1 Industrial District.
1. Use Regulations. A building or premises may be used for any of the following permitted uses and for any other purpose whatsoever subject to the requirements and conditions contained in this section:
A. Principal Permitted Uses. Principal permitted uses are as follows:
(1) Any business or service establishment permitted in a C-2 District, except residential. A residential use for caretaker’s quarters incidental to a permitted industrial use is permitted.
(2) Industrial, manufacturing, major repair, processing, storage and wholesale establishments and services such as the following:
Automobile construction, assembly or factories specializing in the re-work or re-building of automobile components.
Bag, carpet and rug cleaning.
Concrete mixing concrete products manufacture.
Contractor’s equipment and materials storage yard.
Creamery, bottling works, dairy ice cream manufacturing, ice manufacturing and cold storage plant.
Enameling, lacquering or japanning.
Flammable liquids, underground storage only, not to exceed 25,000 gallons and located not less than 200 feet from any R District.
Foundry casting lightweight non-ferrous metals or electric foundry not causing noxious fumes or odors.
Junk yard (wrecking, dismantling, storage, salvage, etc., but not abandoning).
Laboratories - experimental, film or testing.
Milk distributing station.
Plumbing shops, heating and air-conditioning manufacturing shops.
Radio and TV transmitting stations and towers. (See Section 165.36.)
Sawmill, planing mill, including manufacture of wood products.
B. Accessory Uses. Any accessory use customarily accessory and incidental to a permitted principal use.
2. Required Conditions. Required conditions are as follows:
A. Hazardous. No use shall be permitted to be established or maintained which by reason of its nature or manner of operation is or may become hazardous, noxious, offensive or pollute the air or water due to the emission of cinders, dust, gas fumes, noise, odor, smoke, refuse matter or water-carried waste.
B. Disposal of Refuse. The best practical means known for the disposal of refuse matter or water-carried waste, the abatement of obnoxious or offensive odor, dust, smoke, gas, noise, or similar nuisance, shall be employed.
C. Location. All principal buildings and all accessory buildings or structures, including loading and unloading facilities, shall be located at least 200 feet from any R District and not less than 100 feet from any other district except an I District.
3. Lot Area, Lot Frontage and Yard Requirements. The following minimum requirements shall be observed:
Lot Area: 10,000 square feet;
Front Yard Depth

* : 10 feet;
* * Rear Yard Depth: 50 feet;
* * 4. Height Regulations. No structure shall exceed in height the distance measured to the centerline of the nearest street from any portion of the proposed building or structure, except as hereinafter modified by Section 165.36.
5. Off-Street Parking. See Section 165.32.
