The regulations set forth in this section and elsewhere in these regulations which are applicable, apply in the C-2 Commercial District.
1. Use Regulations. Use regulations are as follows:
A. Permitted Uses. Any use permitted in any C-1 District.
B. Accessory Uses. Accessory uses permitted are as follows:
(1) Accessory uses permitted in any C-1 District are also permitted in any C-2 District.
(2) Billboards – See Section 165.40.
2. Building Height Limit. Building height limit is three stories, but not exceeding 45 feet in height, without prior approval of Council and recommendation of Commission.
3. Lot Area, Frontage and Yard Requirements. Lot area, frontage and yard requirements are as follows:
A. Residential: Lot Area; Lot Width; Lot Area Per Family; Front Yard Depth; Side Yard Least Width on Any One Side; Width Minimum Sum of Both Side Yards; Rear Yard Depth: Same as R-1 District.
B. All Other:
Lot Area: building floor area shall not exceed 50 percent of lot area;
Lot Width: none required;
Lot Area Per Family: none;
Front Yard Depth 30 feet minimum;
Side Yard Least Width on Any One Side: none, except abutting an R District, in which case not less than 25 feet;
Width Minimum Sum of Both Side Yards: none;
Rear Yard Depth: 25 feet minimum;
4. Off-Street Parking. See Section 165.32.
