Statement of intent. The purpose of this district is to permit certain industries to locate in an area where the principal use of land is for heavy commercial and industrial operations. Conditional use permits are required for those operations which are not compatible with neighboring uses, in order to ensure the protection and promote the desirability of those uses, while permitting industries to locate reasonably near a labor supply. Uses not consistent with the existing character of this district are not permitted.

In industrial district, I-1, any structure to be erected or land to be used shall be for one or more of the following uses:
10-1-1. Assembly of electrical appliances, electronic instruments, and devices, radios and phonographs. Also the manufacture of small parts, such as coils, condensers, transformers, and crystal holders.
10-1-2. Automobile assembling, painting, upholstering, repairing, reconditioning, body and fender work, truck repairing or overhauling, tire retreading or recapping, or battery, or automotive parts manufacture.
10-1-3. Blacksmith shop, welding or machine shop, excluding punch presses exceeding 40-ton rated capacity and drop hammers.
10-1-4. Laboratories, pharmaceutical and/or medical.
10-1-5. Manufacture, compounding, processing, packaging or treatment of such products as bakery goods, candy, cosmetics, dairy products, drugs, perfumes, pharmaceuticals, perfumed toilet soap, toiletries and food products and ice manufacture.
10-1-6. Manufacture, compounding, assembling, or treatment of articles of merchandise from the following prepared materials: bone, cellophane, canvas, cloth, cork, feathers, felt, fiber, fur, glass, hair, horn, leather, paper, plastic, precious or semiprecious metals or stones, shell, straw, textiles, tobacco, wood, yarn, and paint.
10-1-7. Manufacture of pottery and figurines or other similar ceramic products, using only previously pulverized clay, and kilns fired only by electricity or gas.
10-1-8. Manufacture of musical instruments, toys, novelties, and rubber and metal stamps.
10-1-9. Building material sales yards, plumbing supplies storage and lumber mills.
10-1-10. Coal and wood yards, lumberyards, feed and seed stores.
10-1-11. Contractor's equipment storage yards or plants, or rental of equipment commonly used by contractors.
10-1-12. Cabinets, furniture and upholstery shops.
10-1-13. Boat building.
10-1-14. Monumental stone works.
10-1-15. Veterinary or dog or cat hospitals, kennels.
10-1-16. Wholesale businesses, storage warehouses.
10-1-17. Junk storage (screened), with conditional use permit.
10-1-18. Truck terminals, with conditional use permit.
10-1-19. Sand and gravel operations, with conditional use permit.
10-1-20. Crushed stone operations, with conditional use permit.
10-1-21. Wood preserving operations.
10-1-22. Machinery manufacturing.
10-1-23. Petroleum storage, with conditional use permit.
10-1-24. Sawmills and planing mills, with conditional use permit.
10-1-25. Brick manufacture, with conditional use permit.
10-1-26. Boiler shops, with conditional use permit.
10-1-27. Meat, poultry, and agricultural product processing, with conditional use permit.
10-1-28. Facilities, activities, and operations which are provided by a duly constituted unit of government, with a conditional use permit.

10-1-30. Business signs.
10-1-31. Directional and other official signs and notices, subject to section 1-7 of this ordinance.
10-1-32. General advertising signs, subject to section 1-7 of this ordinance.

None, except for permitted uses utilizing individual sewage disposal systems, the required area for any such use shall be approved by the health official. The administrator may require a greater area if determined necessary.
Buildings shall be located 50 feet or more from any street right-of-way which is 50 feet or greater in width, or 75 feet or more from the centerline of any street right-of-way less than 50 feet in width, except that signs advertising sale or rent of premises may be erected up to the property line. This shall be known as the "setback line".
Permitted uses, the minimum side yard adjoining or adjacent to a residential district shall be 100 feet. The side yard of corner lots shall be 50 feet of more.
10-5-1. Buildings may be erected up to 150 feet from grade, except that no structures within 100 feet of any developed or undeveloped residential district, or any agricultural district designated for residential use by the Comprehensive Plan, shall exceed the height of 60 feet.

Building or groups of buildings with their accessory buildings may cover up to 70 percent of the area of the lot.
10-7-1. Before a building permit shall be issued or construction commenced on any permitted uses in this district, or a permit issued for a new use, all requirements of article 27, site plan requirements, shall be met.
10-7-2. Permitted uses shall be conducted wholly within a completely enclosed building or within an area enclosed on all sides by a solid masonry wall, a uniformly painted solid board fence, or an evergreen hedge six feet in height. Public utilities and signs requiring natural air circulation, unobstructed view, or other technical consideration necessary for proper operation may be exempt from this provision. This exception does not include storing of any materials.
10-7-3. Landscaping may be required within any established or required front setback area. The plans and implementation of these plans must take into consideration traffic hazards. Landscaping may be permitted up to a height of three feet, and within 50 feet from the center of any intersecting streets.
10-7-4. Sufficient area shall be provided (a) to adequately screen permitted uses from adjacent business and residential districts and (b) for off-street parking of vehicles incidental to the industry, its employees and clients.
