- RURAL RESIDENTIAL MANUFACTURED HOME DISTRICT RR-MH
This district is intended to provide for low density residential development wherein diversified residential occupancy is permitted by integrating a variety of dwelling types each located on individual lots. This district is intended to provide for these areas of residential development which will protect the general agricultural areas of the county from sprawling residential development that often displaces substantial areas of good agricultural land for a small number of dwelling units. It is further the purpose of this district to provide for sites for such developments at appropriate locations within Brunswick County in relation to the existing and potential development of the surrounding areas. These sites will be compatible with other uses and community facilities in such a manner as to afford a proper setting for such developments consistent with the objectives and recommendations of the comprehensive plan.

Single-family dwellings detached.
2.
Manufactured homes.
3.
Modular buildings, used for single-family residential occupancy.
4.
Schools, churches, parks and playgrounds.
5.
Accessory uses and structures, as defined, however, garages and other accessory structures such as carports, porches, and stoops attached to the main building shall be considered part of the main building. No one-story detached accessory structure may be located closer than ten feet to any property line, nor in any front or corner side yard.
6.
Home occupations, as defined, provided all activities of such home occupation shall be conducted solely within the main dwelling.
7.
Noncommercial gardening.
8.
Family day home (one to five children).
9.
Private stables, accessory to the principle use, subject to the following:
a.
If not more than two horses are kept, the stable shall be located on a tract of not less than three acres.
b.
If three or four horses are kept, the stable shall be located on a tract of not less than five acres.
10.
Family cemeteries.
11.
Local or neighborhood service utilities.

Group homes, not more than eight people.
3.
Social, fraternal clubs and lodges, union halls and similar places of assembly.
4.
Family day home (six to 12 children).
5.
Commercial greenhouse operations with no on-premises sales.

Private airports.
7.
Public utilities.
8.
Rescue and fire stations.
9.
Roadside stand for produce raised on premises.
10.
Home occupations, as defined, where any activities associated with such home are conducted in areas other than the main dwelling.

1.
Manufactured homes, less than 19 feet in width, used as a temporary residence during the construction, emergency repair, or renovation of a permanent permitted residential structure on-site, in accordance with sections 1-10-4 and 1-10-5, with a conditional use permit.
2.
Manufactured homes, less than 19 feet in width to be occupied by family members for convalescent care in accordance with section 1-10-2(g), with a conditional use permit.
3.
Office trailers occupied as real estate sales offices within residential developments in accordance with section 1-10-4, with a conditional use permit.

The conditions specified in this section shall be met for all uses and structures in the rural manufactured home (R-MH) zoning district:
(a)
Area regulations. The minimum lot area for permitted uses, together with its accessory uses, shall be one acre or more. For permitted uses utilizing individual wells and/or sewage disposal systems, the required area for any such use shall be approved by the health official. The zoning administrator may require a greater area if determined necessary.
(b)
Minimum lot width. For permitted uses, the minimum lot width at the front building setback line shall be 125 feet or more.
(c)
Front yard. Each lot shall have a front yard having a depth of not less than 75 feet.
(d)
Side yard. Each lot shall have two side yards, each having a width of a minimum of 25 feet.
(e)
Corner side yard. Each corner side yard shall not be less than 35 feet. Of the two sides of a corner lot, the front shall be deemed to be the shortest of the two sides fronting on streets.
(f)
Rear yard. Each lot shall have a rear yard not less than 35 feet in depth.
(g)
Additional yards. If the board of supervisors, upon a recommendation by the planning commission, deems it necessary to protect public safety and welfare, additional yards, such as buffer zones with tree plantings and greater setbacks for structures, may be required.
(h)
Heights. Buildings may be erected up to 35 feet, except that:
i)
The height limit for dwellings may be increased up to 45 feet and up to three stories provided that a minimum side yard of 25 feet plus one foot or more for each additional foot of building height over 35 feet is provided.
ii)
A public or semi-public building such as a school or church may be erected to a height of 60 feet from grade provided that required front, side, and rear yards shall be increased one foot for each foot the building height exceeds 35 feet.
iii)

iv)
Detached accessory buildings which are more than one story shall meet the same minimum setback requirements as the main building. All structures and accessory shall be no more than half the height of the principal building or 35 feet whichever is greater.
v)
Conditional use permits are required for buildings exceeding the maximum heights listed in this section.

Off-street parking. Off-street parking is required per section 1-5 of this ordinance.
