32 - ACCESSORY BUILDINGS AND STRUCTURES

Where an accessory building is structurally attached to a principal building, it shall be subject to and must conform to all regulations of this Title applicable to the principal building.
A.
An accessory building or structure shall not be located in any front yard, and shall not be closer to the front lot line than any principal building.
B.
When an accessory building or structure is located in the rear yard, it shall not be located closer than three feet from the interior lot line, and not nearer than five feet from the rear lot line. In no case shall any accessory building or structure be located on any easement. In addition to the aforementioned, detached garages shall be separated from the principal building by a minimum of ten feet.
C.
When an accessory building or structure is located in a side yard, it shall conform to the side yard regulations of that zoning district, provided that it shall not project in front of the midpoint of any given side of the principal building.
D.
No accessory building or structure shall be located on a corner lot beyond the required front yard on the adjacent lot to the rear.
E.
Where an alley is provided and a garage opens onto the alley, the garage shall be located at least three feet from the rear lot line.
F.
An accessory building or structure shall not occupy more than twenty percent of the rear yard in residential districts and not more than thirty percent of the rear yard in nonresidential districts.
A.
All accessory buildings and structures shall comply with the height limitations of the zoning district in which they are located, provided that the accessory building or structure does not exceed the height of the principal building or structure. In residential districts, no accessory building or structure shall exceed more than one story or fifteen feet, whichever is less; provided that the accessory building or structure shall not exceed the height of the principal building or structure.
B.
Radio and television towers and antennas (noncommercial) shall not exceed sixty feet in total height from grade.
An accessory building or structure shall not be erected prior to the establishment or construction of the principal building to which it is accessory.
