CHAPTER 11

OFF-STREET PARKING

10-11-1: PURPOSE:

The regulations set forth in this Chapter are established to lessen congestion in the public streets and to set standards for the off-street parking of vehicles, taking into consideration the particular type of use. (Ord. 123, 1979)

10-11-2: EXISTING USES:

Whenever the existing use of a building or structure erected prior to the effective date of this Title is changed substantially to a new use, the off-street parking requirements shall be met, or in the event the floor area, seating capacity, number of dwelling units or other factors affecting the parking requirements are changed. (Ord. 123, 1979)

10-11-3: PARKING SPACE REQUIREMENTS:

For all districts other than H-I Districts, off-street parking requirements for the uses listed in this Section shall be provided as follows: (Ord. 123, 1979; amd. 2000 Code)
RESIDENTIAL USES:
 
Dwellings, one- and two-
family
2 parking spaces for each dwelling unit.
 
Dwellings, multiple-family
2 parking spaces for every single dwelling unit
 
Hotels
1 parking space for each dwelling unit or lodging room
 
Lodging houses, rooming
houses and boarding houses
1 parking space for each 2 lodging rooms
 
Mobile homes
2 parking spaces for each stand
 
Motels, inns and auto courts
1 parking space for each guest or sleeping room or suite
RETAIL AND SERVICE USES:
 
Automobile service stations
1 parking space for each 2
employees
 
Food or beverage establish-
ments dispensing for consump-
tion on the premises
1 parking space for each 300 sq. ft. of floor area
 
Furniture and appliance stores,
household equipment or furni-
ture repair shops
1 parking space shall be provided for each 600 sq. ft. of floor area
 
Motor vehicle and machinery
sales
1 parking space for each 300 sq. ft. of floor area
 
Retail stores and banks
1 parking space for each 200 sq. ft. of floor area
 
Theaters, indoor
1 parking space for each 5 seats
OFFICE USES:
 
Business, professional and
governmental offices
1 parking space for each 200 sq. ft. of floor area
MEDICAL AND DENTAL CLINICS:
 
Medical and dental clinics
3 parking spaces for each doctor
WHOLESALE ESTABLISHMENTS:
 
Wholesale establishments, but
not including warehouses and
storage buildings other than
accessory
1 parking space for each 600 sq. ft. of floor area
MANUFACTURING USES:
 
Manufacturing uses or any
establishments engaged in
production, processing,
cleaning, servicing, testing
or repair of materials, goods
or products
1 parking space for each 2 employees
WAREHOUSES AND STORAGE BUILDINGS:
 
Warehouses and storage
buildings
1 parking space for each 2 employees
COMMUNITY SERVICE USES:
 
Church, school, college and
other institutional auditoriums
1 parking space for each 3 auditorium seats. Adequate space shall also be provided for buses used in connection with the activities of the institution and all loading and unloading of passengers shall take place upon the premises
 
Colleges, universities and
business, professional and
trade schools
1 parking space for each 3 employees and 1 parking space for each 4 students based on the minimum number students attending classes on the premises at any one time during any 24-hour period
 
Hospitals
1 parking space for each 2 hospital beds, plus 1 parking space for each 2 employees other than staff doctors, plus 1 parking space for each doctor assigned to the staff
 
Libraries, art galleries and
museums - public
1 parking space for each 1,000 sq. ft. of gross floor area
 
Municipal or privately owned
recreation buildings or
community centers
1 parking space for each 2 employees
 
Nursery, elementary and high
schools
1 parking space for each employee
 
Public utility and public
service uses
1 parking space for each 3 employees
PLACES OF ASSEMBLY:
 
Stadiums, arenas, auditoriums
(other than church, college or
institutional schools), con-
vention halls, dance halls,
exhibition halls, skating
rinks and other similar places
of assembly
Parking spaces equal in number to 25% of the capacity in persons
MISCELLANEOUS USES:
 
Fraternities, sororities and
dormitories
1 parking space for each 5 active members
 
Private clubs and lodges
(without sleeping facilities
for guests)
Parking space equal in number to 10% of the capacity in persons
 
Rest homes and nursing homes
1 parking space for each 4 beds, plus 1 parking space for each 2 employees other than staff doctors, plus 1 parking space for each doctor assigned to the staff
 
Sanitariums, convalescent
homes or institutions for the
aged or for children
1 parking space for each 4 beds, plus 1 parking space for each 2 employees other than staff doctors, plus 1 parking space for each doctor assigned to the staff
 
Theaters, automobile drive-in
Reservoir parking space equal to 10% of the vehicle capacity of such theater
