CHAPTER 5

AG AGRICULTURE DISTRICT

10-5-1: PURPOSE:

The AG agriculture district is established to include lands for agricultural uses. (Ord. 123, 1979)

10-5-2: PERMITTED USES:

The following uses shall be permitted in the AG district, plus such other uses as the zoning board may deem to be similar in nature; all uses shall be subject to the property development standards in section 10-5-4 of this chapter, and section 10-3-3 of this title:
Advertising structure.
Commercial greenhouse.
Dwelling, farm.
Dwelling, single-family.
Farm equipment, sales and service.
Farm, general.
Farm worker seasonal housing, tenant.
Home occupation.
Medical marijuana cultivation center.
Municipal or government building.
Police station or fire station.
Private swimming pool.
Public park or recreational facilities.
Railroad right of way and necessary uses.
Roadside produce sales stand.
School, public or private.
Signs.
Warehouse and storage of grain, seed and dry fertilizer storage facilities, including grain storage and drying facilities. (Ord. 123, 1979; amd. Ord. 671, 9-8-2014)

10-5-3: SPECIAL USES:

The following uses may be permitted by special use permit as provided for in chapter 13 of this title:
Airport.
Anhydrous ammonia or similar liquefied fertilizer, and bulk fertilizer storage and distribution (commercial).
Aquaponic fish farm.
Asphalt or asphaltic concrete batching plant.
Assembly halls for use by nonprofit organizations.
Auction sales yard.
Bait sales (live).
Bottled gas, storage and distribution.
Bulk storage of petroleum products.
Camping facilities.
Cemetery.
Church.
Contractor's storage yard.
Country club or golf course.
Farm, confinement feeding.
Kennel.
Lodge or private club.
Machine shop.
Manufacturing, storage or use of explosives.
Outdoor commercial recreational enterprise.
Penal or correctional institution.
Private recreational development.
Public or commercial sanitary landfill, or garbage disposal plant.
Racetrack (outdoor).
Riding stable.
Seasonal hunting or fishing lodge.
Shooting range (outdoor).
Slaughterhouse.
Theater (outdoor).
Warehouse and enclosed storage of boats, campers, travel trailers, agricultural equipment, recreational equipment and wheeled vehicles.
Welding shop.

10-5-4: PROPERTY DEVELOPMENT STANDARDS:

The following property development standards set forth in this section shall apply to all land and structures in the AG agriculture district:
   A.   Minimum Lot Area: All lots hereafter created in this district shall contain an area of not less than thirty thousand (30,000) square feet.
   B.   Lot Dimensions: All lots hereafter created shall have a minimum width of one hundred fifty feet (150') and a minimum depth of two hundred feet (200'). Curve and cul-de-sac lot widths shall be measured as chord distance at the building setback line.
   C.   Lot Coverage: The buildings on a lot, including accessory buildings, may not exceed in coverage twenty percent (20%) of the total lot area.
   D.   Building Height: No building or structure located in this district may be changed or erected so as to have a height greater than thirty five feet (35').
   E.   Off Street Parking: The provisions of chapter 11 of this title shall apply.
   F.   Yard Requirements: No building shall be erected or enlarged unless the following yard setback requirements are provided:
      1.   Front Yard: A front yard shall be not less than forty feet (40').
      2.   Side Yards: The minimum width of each side yard for the principal building shall not be less than twenty five feet (25').
      3.   Rear Yard: The minimum depth of a rear yard for the principal building shall not be less than fifty feet (50'). (Ord. 123, 1979)
