CHAPTER 16

EXTERIORS

10-16-1: PURPOSE:

   This section is established to govern the exterior look of properties in the various districts throughout the City and to preserve the unique and historical characteristics of certain zoning districts.

10-16-2: METAL SIDING:

   Metal siding shall be allowed in all districts based on the following coverages:
   A.   For all allowable structures in the AG Agriculture District, metal siding will be allowed on one hundred percent (100%) of all primary and accessory buildings.
   B.   For all allowable structures in Residential District R-1A Single Family Manufactured Home Residential District, metal siding will be all on one hundred percent (100%) of the exterior existing structures.
   C.   For all allowable structures in Residential District R-1 Single Family and R-2 Medium Density and Residential District R-3 Higher Density Residential, metal siding will be allowed on one hundred percent (100%) of the exterior of accessory buildings and, zero percent (0%) of the exterior primary structures with an exception of horizontal residential siding that is approved by the Zoning Board.
   D.   For all allowable structures in C-1 Local Business District, metal siding will be allowed on no more than fifty percent (50%) of the exterior facade of the existing structures.
   E.   For all allowable structures in C-2 Central Business District, metal siding will be allowed on no more than fifty percent (50%) of the exterior facade of the existing structures.
   F.   For all allowable structures in Industrial District, metal siding will be allowed on one hundred percent (100%) of the exterior the existing structures.
   G.   For all allowable structures in the H-I Highway Interchange District, metal siding will be allowed on 100% of the exterior of the existing structures.

10-16-3: METAL SIDING DEVELOPMENT STANDARDS:

   A.   Reflective surfaces, the use of highly reflective surfaces in Residential and Commercial Districts with reflective roofs with a pitch of more than a run of seven (7) and a rise of twelve (12), is prohibited. This prohibition does not apply to copper or painted metal roofs.
   B.   Exterior colors in the Commercial Districts are limited to low to medium saturated chroma, as explained in the Munsell System of Color Notation for primary building colors. Highly saturated colors may be used for accent or trim. In all other instances, approval by the Zoning Board will be required.
   C.   For all Districts, the use of metal surfaces subject to rust or corrosion shall be coated to inhibit such rust and corrosion

10-16-4: ENFORCEMENT:

   All violation of this Section shall be subject to enforcement through Title 10, Chapter 14 including the violations and penalties as set forth under Section 10-14-7.
