04.- GENERAL PROVISIONS
The ordinance codified in this title shall be known as the Zoning Ordinance of the Town of Dayton, Wyoming.

For the promotion of health, safety, morals and the general welfare of the community, the governing body of any city or town may regulate and restrict by ordinance, the height, number of stories and size of building, and other structures, the percentage of lots that may be occupied, the size of yards, courts, and open spaces, and the location and use of buildings, structures and land for trade, industry, residence or other purposes, and may also establish setback building lines.

No structure or premises shall hereafter be used or occupied and no structure or part thereof shall be erected, moved, reconstructed, extended, enlarged or altered contrary to the provisions of this title.

(a)
Any structure, dwelling or use that exists at the time of the passage of the ordinance codified in this title regardless of conformity, shall be permitted to exist under the terms of this title, except as to various provisions or stipulations contained within this title, and unless removal, changes, or alterations would create a nonconformity as determined by the zoning administrator, planning committee or the town council.
(b)
When a mobile home has been removed from a property, any dwelling placed back on the property must conform to R-1 residential zoning requirements is hereby added.
