32.- B-1 BUSINESS DISTRICT
(a)
Manufacturing:
(1)
There shall be no manufacturing, compounding, processing or treatments of products other than that which is clearly incidental and essential to a retail store or business and where, all such products are customarily sold at retail on premises.
(2)
Such uses, operations or products are not objectionable due to odor, dust, smoke, noise, unsightliness, vibration or other similar causes.
(b)
Permitted uses enumerated:
Any auto trailer park or auto trailer camp.
(1)
Recreational vehicle parks are permitted by conditional use only, which will be considered by the town council and adherence to chapter 17.69 of this title.
Any retail business.
Any uses permitted in the R-1, R-2 or R-3 zoning districts shall be allowed in the business district.
Bakery.
Laundry or dry cleaning business.
Offices, theater, bank or restaurant.
Public garage, service station or service garage not to exceed three stalls.
Shoe shop, tailor shop, barbershop or beauty shop.
Tourist court. A building or group of buildings, other than a hotel, constructed on a permanent foundation(s), designed or used for temporary occupancy by motorists or travelers and containing guest rooms having separate outside entrances for each room or suite of rooms. For the purposes of this section the term "tourist court" shall include the terms "tourist camp," "cottage camp," and "motel."
(c)
Signs: Signs as permitted below:
(1)
Signs identifying a retailing and service establishment area.
(2)
One sign not exceeding 50 square feet in area.
(3)
Signs shall be limited to those identifying the establishment, except that no business sign shall be located within 50 feet of a lot in a residential district, a public park, or a school and, if illuminated, shall cast no direct light on adjacent residential property.

The lot size requirements in the B-1 district are as follows:
(a)
Minimum lot area: 3,000 square feet;
(b)
Minimum lot width: 25 feet.

The yard setback requirements for the B-1 district are as follows:
(a)
No minimum requirements except as provided in this section.
(b)
The minimum rear dimensions of the residential districts shall apply on the side of a lot abutting a residential district.
(c)
There shall be no side yard requirements for nonresidential uses except as provided in this section.
(d)
Any structures falling under R-1 or R-2 or R-3 zoning requirements in the business district must meet those setback requirements as stated in setback requirements in R-1, R-2 and R-3 districts.

In the B-1 district, the following building height requirements apply:
(a)
Maximum height for principal uses: 50 feet, except that within 100 feet of the R districts, no structure shall exceed 35 feet in height.
(b)
Maximum height for accessory uses: 20 feet.

(a)
All business establishments shall be retail, service or wholesale establishments dealing directly with consumers.
(b)
Exterior lighting fixtures shall be shaded wherever necessary to avoid casting direct light on any property located in a residential district.
(c)
All business, service, repair, processing, storage or merchandise display on property abutting or facing a lot in a residential district shall be conducted wholly within an enclosed building unless screened from the residential district by a sight-obscuring fence permanently maintained at least six feet in height.
(d)
Openings to structures on sides adjacent to or across the street from a residential district shall be prohibited if such access or openings will cause glare, excessive noise or other adverse effects on residential properties.
(e)
Motor vehicle, boat or trailer rental or sales lots shall be drained and surfaced with crushed rock or pavement except in those portions of the lot maintained as landscape area.
