CHAPTER 17

24.- R-2 RESIDENTIAL DISTRICT

17.24.010.- Permitted uses.

Uses permitted in the R-2 district are as follows:

Any use permitted in the R-1 district.

Commercial telecommunication towers, antennas, monopoles, or other devices designed to carry telecommunications transmitting and receiving equipment. Commercial telecommunication towers are subject to approval by the Dayton Town Council.

Duplex.

Mobile home parks in accordance with town mobile home park ordinance [1].

Office for a doctor, dentist or other practitioner of the healing arts; attorney; architect; engineer; surveyor; accountant or realtor; provided, that such uses shall be located only in a one-story building and only on a lot adjacent to or directly across a street from a commercial or industrial district.

Private club or lodge, excepting those the chief activity of which is a service customarily carried on as a business.

Townhouse, two units.

17.24.020. - Minimum lot area.

(a)

Minimum lot area: The minimum lot area shall be 7,500 square feet for a one-unit dwelling; and 9,000 square feet for a two-unit dwelling. The minimum lot area for all other uses shall be 10,000 square feet.

Minimum lot width: 50 feet.

17.24.030. - Setback requirements.

The yard setback requirements in the R-2 district are as follows:

(a)

Minimum front yard: 20 feet.

(b)

Minimum side yard: Ten feet on one side and ten feet on the other side, except that on corner lots, the setback for all buildings shall be 20 feet.

(c)

Minimum rear yard: Where an alley or easement is plotted, the setback will be 18 feet; where no alley or easement is plotted, the setback will be ten feet.

(d)

Entrance side of garage or carport: The entrance side of a garage or carport shall be set back at least 20 feet from the access street, except that in the case of an alley, the entrance shall be set back at least ten feet from the rear lot line.

17.24.040. - Building height.

The maximum building height in the R-2 district shall be as follows:

(a)

Maximum height for principal uses: 35 feet.

(b)

Maximum height for accessory uses: 20 feet.

17.24.050. - Mobile homes.

No mobile home shall be accommodated within 200 feet of Main Street unless in rear of block with alley division.
