CHAPTER 17

28.- R-3 RESIDENTIAL DISTRICT

17.28.010.- Permitted uses.

Uses permitted in the R-3 district are as follows:

Any use permitted in the R-2 district.

Apartment houses.

Condominiums.

Townhouses, three or more units.

17.28.020. - Minimum lot area.

The minimum lot area shall be 7,500 square feet for a one-unit dwelling, and 9,000 square feet for a two-unit dwelling, and 1,500 square feet per dwelling unit for all additional units over two. The minimum lot area for all other uses shall be 10,000 square feet.

17.28.030. - Setback requirements.

The yard setback requirements for the R-3 district are the same as the R-2 district.

17.28.040. - Building height.

In the R-3 district the maximum building heights are as follows:

(a)

Maximum height for principal uses: 50 feet;

(b)

Maximum height for accessory uses: 20 feet.
