Uses permitted in the R-1 district are as follows:

Church, parish house.

Manufactured homes.

Modular homes.

Municipal buildings.

One-family dwelling.

Planned unit development if it meets as a minimum all rules and regulations of the Town of Dayton subdivision ordinances, title 16 of this code, and are allowed on a case-by-case basis subject to approval by the planning committee and the town council.

Public and private school, elementary and high.

Public library, museum, and community building.

Recreational facilities, operated by a public entity.

In the R-1 district the following lot size provisions apply:

(a)

Minimum lot area: The minimum lot area shall be 7,500 square feet for an interior lot and 9,000 square feet for a corner lot. The minimum lot area per dwelling unit shall be 7,500 square feet.

(b)

Minimum lot width:

(1)

For all lots with an area of one acre or larger, the minimum lot width shall be 150 feet or shall be a minimum of 100 feet when facing a cul-de-sac turnaround or curve on a minor loop street.

For all lots with an area of 20,000 square feet or larger, but less than one acre, the minimum lot width shall be 100 feet, or shall be a minimum of 70 feet when facing a cul-de-sac turnaround or curve on a minor loop street.

For all lots with an area less than 20,000 square feet the minimum lot width shall be 50 feet for an interior lot, 50 feet for a corner lot, or shall be a minimum of 45 feet when facing a cul-de-sac turnaround or curve on a minor loop street.

The yard setback requirements in the R-1 district are to be measured from the foundation to the lot line and are as follows:

(a)

Minimum front yard:

(1)

For all lots with an area of one acre or larger, the minimum front yard shall be 30 feet.

(2)

For all lots with an area of less than one acre, the minimum front yard shall be 20 feet.

(b)

Minimum side yard: Ten feet on one side and ten feet on the other side, except that on corner lots, the setback for all buildings shall be a minimum of 20 feet on the side abutting a street or 30 feet if the lot is one acre or larger.

(c)

Minimum rear yard:

(1)

Where an alley or easement is plotted, the setback will be 18 feet from the center of the alley or easement.

(2)

Where there is no alley or easement, the setback will be ten feet.

(d)

Garage or carport: The entrance side of a garage or carport shall be set back at least 20 feet from the access street, except that in the case of an alley, the entrance shall be set back at least ten feet from the rear lot line.

The maximum building height in the R-1 district shall be as follows:

(a)

Maximum height for principal uses: 35 feet.

(b)

Maximum height for accessory uses: 20 feet.
