CHAPTER II

DISTRICTS AND BOUNDARIES

§ 2.01 Districts.

The City of El Lago, Texas, is hereby divided into five (5) types of districts. Within such districts, this ordinance hereby regulates and restricts the erection, construction, reconstruction, alteration, repair, and use of buildings, structures, and land as herein set forth. While the regulations in one (1) district differ from those in other districts, all such regulations are uniform for each class or kind of building throughout each district. These districts shall be known as:
Zone A - Limited One-Family Residential District
Zone B - Commercial and Business District

Zone C - Limited Two-Family Residential District
Zone D - Club or Public Facility District
Zone E - Residential Reserve District
PUD - Planned Unit Development District

§ 2.02 Zoning district map.

The boundaries of the districts are as shown on the official zoning district map, which is hereby declared to be adopted and is considered a part of this ordinance by reference as though incorporated and set out herein in full. The original official zoning district map shall be kept in its original condition as a permanent record in the office of the city secretary. A copy of the original official zoning district map shall be kept on file by the zoning and planning [planning and zoning] commission. Both maps shall be clearly identified as “Official Zoning Ordinance Map”, with the dates of enactment shown thereon. It shall be the duty of the zoning official to keep any other maps used for administrative purposes up to date, clearly indicating all changes, variances, and special permits. These maps shall be available to the public for inspection.

§ 2.03 Rules where uncertainties may arise.

Where uncertainties exist with respect to the boundaries of the various districts as shown on the official zoning map, the following rules shall apply:
(1) 
Where district boundaries are indicated as approximately following the centerline or street line of streets, the centerline or alley line of alleys, or the centerline or right-of-way line of highways, such lines shall be construed to be such district boundaries. Where boundaries approximately follow lot lines such lot lines shall be construed to be said boundaries of the district.
(2) 
Where the boundary of a district follows a stream, lake or other body of water, said boundary line shall be construed to be at the limit of the City of El Lago unless otherwise indicated.
(3) 
Whenever any street, alley or other public way is vacated in the manner authorized by law, the zoning district adjoining such side of such street, alley or public way shall be automatically extended to the center of such vacation and all area included in the vacation shall then and henceforth be subject to the regulations of the extended district.
