Mobile Home Subdivision MH-1 District.
(a)
Purpose. The Mobile Home Subdivision (MH-1) District is established for the purpose of ensuring and promoting an acceptable living environment for occupants of mobile homes.
(b)
Allowed uses. See the Mobile Home Use Matrix, Table 16-3 below.
(c)
Dimensional standards. The mobile home standards within the MH-1 District are outlined in Table 16-4 below.
(d)
Use by special review. See the Mobile Home Use Matrix, Table 16-3.
(e)
Town services are required for each mobile home and other principal uses.
Read across the chart until either "A" or "S" appears in one (1) of the columns. If "A" appears, the use is an allowed use; if "S" appears, the use is only allowed upon the issuance of a Use by Special Review permit. If left blank, the use is not allowed in that zone.

(f)
General provisions. The following shall apply to the applicable designated uses in Table 16-3 above:
(1)
For all such uses, building setbacks from all property lines are shown in Table 16-4 below.
(2)
Uses by Special Review. Refer to Article IX of this Chapter.
(3)
For all zoning districts, minimum off-street parking: refer to Article VI of this Chapter.
(4)
Town services required.
(5)
Fences, hedges and walls. Fences, hedges and walls shall be permitted in all districts and do not have to comply with the minimum setbacks of the zoning district in which they are located if the following regulations are complied with:
a.
Fences, hedges and walls shall not exceed thirty (30) inches in height in corner lots consistent with Section 16-1-200 of this Article.
b.
Fences, hedges and walls in residential areas shall not exceed six (6) feet in height and shall not exceed four (4) feet in height when located in required front yards.
(6)
A site development plan in accordance with Article II of this Chapter shall be a part of each request for rezoning to MH-1 (Mobile Home Subdivision) or MH-2 (Mobile Home Park).
(7)
No dependent mobile homes, as defined herein, shall be allowed in a mobile home subdivision.
(8)
Each mobile home subdivision shall be platted according to the procedure specified in this Code and, except as modified herein, shall be subject to all requirements set forth in this Chapter.
(9)
All mobile homes will be completely skirted within thirty (30) days after being placed in the subdivision.
(10)
Mobile home parks shall meet the requirements outlined in Section 16-1-30 of this Article.
(11)
In accordance with Section 16-1-20 of this Article.
