Light Industrial L-I District.
(a)
Purpose. The L-I (Light Industrial) District is to provide for a mix of light manufacturing, office park, flex space and limited retail and service uses. The L-I District is to service the industrial uses with proper screening and buffering, all compatible with adjoining uses.
(b)
Allowed uses. See the Use Matrix - Table 16-5 of this Article.
(c)
Dimensional standards. The Dimensional Standards within the L-I District are outlined in Table 16-6 of this Article.
(d)
Use by special review. See the Use Matrix - Table 16-5.
(e)
General provisions. The requirements as outlined in Subsection 16-1-140(e) of this Article are applicable to the designated uses in Table 16-5.
(f)
Development standards:
(1)
All permitted principal uses shall be operated primarily within an enclosed structure;
(2)
Dust, fumes, odors, refuse matter, smoke, vapor, noise, lights and vibrations shall be confined to the premises of the lot upon which such use is located;
(3)
Travel and parking portions of the lot shall be surfaced with asphalt, concrete, compressed gravel or equivalent surfacing; and
(4)
Outdoor storage areas shall be concealed from view from abutting streets and highways and from adjoining residential zoning districts.
