CHAPTER 3

DISTRICTS; MAP

10-3-1: ESTABLISHMENT OF DISTRICTS:

In order to carry out the purposes and provisions of this Title, the Village is hereby divided into the following districts.
   (A)   Residence District:
R   Single-Family Residence
   (B)   Business Districts:
B-1   Retail and Service Business
B-2   General Business
   (C)   Manufacturing Districts:
M-1   Limited Manufacturing
M-1-1   Motor Freight Terminals
M-2   General Manufacturing

10-3-2: MAP:

The location and boundaries of the districts established by this Title are set forth on the "Zoning District Map, dated May 25, 1965", and including all revisions through December 31, 1978, which is adopted by reference and made a part of this Title. The said Map, together with everything shown thereon and all amendments thereto, shall be as much a part of this Title as though fully set forth and described herein. The said Map shall be filed with the office of the Clerk and certified copies thereof in the office of the Zoning Enforcement Officer, and shall be open to public reference at all times during which those offices are open. 10-3-3: BOUNDARIES OF DISTRICTS:

When uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning District Map, the following rules shall apply:
   (A)   District boundary lines are either the center lines of railroads, highways, streets, alleys or easements; tract or lot lines or such lines extended, unless otherwise indicated.
   (B)   In areas not subdivided into lots and blocks, wherever a district is indicated as a strip adjacent to and paralleling a street, highway or railroad, the depth of such strips shall be in accordance with dimensions shown on the maps measured at right angles from the center line of a street, highway or railroad, and the length of frontage shall be in accordance with dimensions shown on the map from center lines of streets, highways or railroad rights of way unless otherwise indicated.
   (C)   Where a district boundary line divides a lot in single ownership, the regulations for either portion of the lot may, in the owner's discretion, extend to the entire lot, but not more than twenty five feet (25') beyond the boundary line of the district. (Ord. 61-56, 12-1961)

10-3-4: ANNEXED TERRITORY:

Any additions to the incorporated area of the Village, resulting from annexations or otherwise, shall be automatically classified among the R single-family residence districts until otherwise classified by amendment. (Ord. 61-56, 12-1961)
