The following uses are permitted in the R-1 One-Family Dwelling District:
One-family detached dwellings.
Agricultural uses such as field crops, truck gardening, berry or bush crops, tree crops, flower gardening, nurseries, orchards, aviaries and apiaries including a greenhouse but not including a salesroom, roadside stand or conducting a retail or wholesale business from the premises.
Parks, playgrounds, libraries or community theaters, when publicly owned and operated.
Golf course, country clubs, tennis courts and similar recreational uses provided that such uses are not operated primarily for commercial gain.
Home occupations.
Temporary real estate office in conjunction with a new housing development, limited to the selling or renting of new units in such developments and in no case to be operated for more than one year following completion of construction of said housing development.
Permitted accessory uses, including off-street parking facilities, in accordance with the provisions of Chapter 19 of this Title.
Schools, public denominational or private, elementary and high, including playgrounds and athletic fields auxiliary thereto.
Churches, rectories, seminaries, convents, monasteries, and similar religious institutions, including dormitories and other accessory uses required for operation.
Temporary buildings for construction purposes for a period not to exceed the completion date of such construction.
Signs, subject to the provisions of Chapter 18 hereof. (Ord. B-39, 1969)
The following uses may be allowed by special use permit in accordance with the provisions of Chapter 22 hereof:
Private schools, nursery schools and child nurseries.
Rest homes, nursing homes, hospitals and sanitariums for human beings only.
Railroad right of way and trackage but not including reclassification yards, terminal or maintenance facilities.
Hospitals.
Airports or aircraft landing fields.
Radio and television stations and towers.
Public service uses, including filtration plants, pumping station and water reservoir; sewage treatment plant; police and fire stations; telephone exchanges, electric substations, and other similar public service uses.
Cemeteries.
Planned developments, residential, as defined and as approved by the Planning and Zoning Commission.

10-6-3: OFF-STREET PARKING FACILITIES:
Automobile parking facilities shall be provided as required or permitted in Chapter 19 of this Title. (Ord. B-39, 1969)
10-6-4: HEIGHT OF BUILDINGS:
The maximum height of buildings permitted shall be as follows:
A. One-family detached dwellings - twenty five feet (25') or two and one-half (21/2) stories.
B. Churches - forty five feet (45') for the main structure and seventy five feet (75') for towers or steeples. (Ord. B-39, 1969)
10-6-5: LOT REQUIREMENTS:
A. Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than twenty thousand (20,000) square feet and the minimum lot width shall be not less than one hundred feet (100') at the building line; provided each individual lot is served by public sewer and water supply.
B. On lots where septic tanks are proposed to be used, the soil condition of the site shall be reviewed by the City Engineer prior to granting approval for the installation of septic tanks.
C. All nonresidential principal uses of buildings as permitted in this Section shall be located on a tract of land having an area of not less than twenty thousand (20,000) square feet, with a minimum width of one hundred feet (100') at the established building line and shall be served by public sewer and water supply.
D. Minimum lot sizes for special uses shall be prescribed and conditions stipulated at the time a special use permit is authorized. All such uses shall be served by a public sewer and water supply. (Ord. B-39, 1969)
10-6-6: YARD AREAS:
No building shall be erected or enlarged unless the following yards are provided and maintained in connection with such building, structure or enlargement:
A. Front Yard: A front yard of not less than twenty five feet (25').
B. Side Yards:
1. On each lot upon which a dwelling is constructed there shall be a side yard on each side of the principal building of not less than ten percent (10%) of the lot width, but not less than ten feet (10'). The combined total of side yards for interior lots shall be not less than twenty feet (20').
2. On corner lots, there shall be maintained a side yard on the street side of not less than fifteen feet (15'), and in the case of a reversed corner lot there shall be maintained a setback from the side street of not less than seventy five percent (75%) of the front yard required on the lots in the rear of such corner lot, but such setback need not exceed twenty five feet (25'). No accessory building on said reversed corner lot shall project beyond the front yard required on the adjacent lot to the rear, nor be located nearer than five feet (5') to the side lot line of said adjacent lot.
3. On lots upon which a permitted nonresidential use is erected or enlarged, there shall be a side yard of not less than ten feet (10') on each side of the main structure, and a combined total of side yards of not less than twenty five feet (25').
C. Rear Yard: A rear yard of not less than thirty feet (30'). (Ord. B-39, 1969)

A. Every one story dwelling hereafter erected in any R-1 one- family dwelling district shall have a total ground floor area of not less than one thousand two hundred (1,200) square feet, measured from the outside of the exterior walls, including utility rooms but excluding cellars, basements, open porches, breezeways, garages and other spaces that are not used frequently or during extended periods for living, eating or sleeping purposes.
B. Every dwelling of more than one-story hereafter erected in any R-1 one-family dwelling district shall have a total floor area, measured from the outside of the exterior walls of not less than one thousand four hundred (1,400) square feet, including utility rooms, but excluding cellars, basements, garages, open porches, breezeways and other spaces that are not used frequently or during extended periods for living, eating or sleeping purposes, except that enclosed space intended for habitable rooms which are to be completed within a reasonable time may be considered in computing such floor areas.
