10-9-2: SPECIAL USES:
The following uses may be allowed by special use permit in accordance with the provisions of chapter 22 of this title:

10-9-3: OFF-STREET PARKING FACILITIES:
Automobile parking facilities shall be provided as required or permitted in chapter 19 of this title. (Ord. B-39, 1969)
10-9-4: HEIGHT OF BUILDINGS:
The same regulations shall apply as permitted or required in the R-1 one-family dwelling district. (Ord. B-39, 1969)
10-9-5: LOT REQUIREMENTS:
A. Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than seven thousand (7,000) square feet, and a minimum lot width of not less than fifty feet (50') at the established building line. (Ord. C-350, 10-2-2001)
B. All nonresidential principal uses as permitted in this chapter shall be located on a tract of land having an area of not less than ten thousand (10,000) square feet with a minimum width of seventy five feet (75') at the established building line. (Ord. B-39, 1969)
10-9-6: YARD AREAS:

10-9-7: LOT COVERAGE:
Not more than thirty five percent (35%) of the lot area may be occupied by buildings and structures, including accessory buildings. (Ord. B-39, 1969)
10-9-8: DWELLING STANDARDS:
A. Every one story dwelling hereafter erected in any R-4 one- family dwelling district shall have a total ground floor area of not less than eight hundred (800) square feet, measured from the outside of the exterior walls, including utility rooms, but excluding cellars, basements, open porches, breezeways, garages and other spaces that are not used frequently or during extended periods for living, eating or sleeping purposes.
B. Every dwelling of more than one story hereafter erected in any R-4 one-family dwelling district shall have a total floor area, measured from the outside of the exterior walls of not less than one thousand one hundred (1,100) square feet, including utility rooms, but excluding cellars, basements, open porches, breezeways, garages and other spaces that are not used frequently or during extended periods for living, eating and sleeping purposes, except that enclosed space intended for habitable rooms which are to be completed within a reasonable time may be considered in computing such floor areas. C. Every dwelling erected in any R-4 one-family dwelling district shall have a minimum of twenty four feet (24') in building width. (Ord. C-340, 3-20-2001)
10-9-9: VARIANCES; YARDS:
Whenever a lot of record at time of passage of this title has a width of less than fifty feet (50'), the side yard on each side of a building may be reduced to a width of not less than ten percent (10%) of the width of the lot, but in no instance shall it be less than four feet (4') and with the restriction of one foot (1') overhang.
