1.100. Franklinton, Louisiana is hereby divided into zoning districts. Requirements within a zone shall be uniform but shall vary from zone to zone.
R - Residential
C - Commercial
I - Industrial
These districts are further divided into the following specific districts:
1.101. The zones and their general function are:
F-1: Agriculture, open space, conservation and nature preserves. No structures other than roads and bridges, recreational facilities, and necessary flood control works shall be permitted.
F-2: Agriculture, woodlands, open spaces, flood conservation and nature preserves, and recreational facilities, hunting and fishing facilities, camps. Structures built-in conformity with the flood plain zoning ordinance shall be permitted.
F-3: Single-family residential. In accordance with flood plain zoning ordinance. Same set-back requirements as R-1.
F-4: Medical facilities. Services related to the hospital and/or medical profession, other structures occupied by non-profit organizations. Development shall be in accordance with the local flood plain zoning ordinance.
R-1: Single-family residential. Detached conventional homes. Must have off-street parking. Low density population.
R-2: Single-family residential. Detached conventional homes, smaller lot requirements, (example: Patio, garden homes). Must have off-street parking. Medium population density.
R-3: Multi-family residential. Apartment and apartment type dwelling. Duplex, condominiums, conventional type structures. Must have off-street parking. High population density.
R-4: Single-family non-conventional residential. Mobile home and trailer parks, mobile home subdivisions. Any type of non-conventional homes.
C-1: Commercial. All types of office use, small retail businesses, day care centers.
C-2: Commercial. Large retail sales and major commercial businesses.
I-1: Light industry. Any industrial use that creates little or no environmental problems.
I-2: Heavy industry. Any type of industrial.
1.102. It is recognized that special purposed districts (historical preservation) may be required in the future. Their adoption will be predicated on all legal prerequisites.
By the adoption of Zoning Ordinance #1005 the official zoning map dated _____ is also hereby adopted by this Ordinance, and as this map shall from time to time be amended. The map shall be located in the Franklinton Municipal Building, and shall be final authority as to the current zoning status of land, buildings, and other structures in the town. The map shall be kept by the Building Inspector of the Town of Franklinton.
No building, structure, or land shall hereafter be used or occupied and no building or structure or part thereof shall hereafter be erected, constructed, reconstructed, moved, or structurally altered unless in conformity with all of the regulations herein specified for the district in which it is located.
No building or other structure shall hereafter be erected or altered to exceed the height, width, or to accommodate or house a greater number of families.
