- Flood zone districts.

F-1:

2.100. District; designation and intent: This district is intended primarily as a protection to drainage and encompasses all of the floodways plus such other lands deemed necessary for permanent open space. It is possible that this district's boundaries may change periodically in response to changes in the floodway lines.

2.101. Permitted principal uses and structures: Principal uses are agriculture and recreation. No permanent structures other than roads, railroads, bridges, and necessary flood control structures shall be constructed in this district. Camping in tents, travel trailers, campers and other such mobile housing shall be permitted for a short amount of time.

F-2:

2.200. District; designation and intent: Agriculture—Open spaces. This district is intended for all agricultural or open spaces uses.

2.201. Permitted principal uses and structures: Agriculture uses, recreation, open spaces, hunting and fishing facilities and camps. All above uses must be in accordance with the Franklinton Flood Plain zoning ordinance.

2.202. Permitted accessory uses and structures: Any farm-related structure.

2.203. Special exception uses and structures: None.

2.204. Special permit uses and structures: None.

F-3:

2.300. District; designation and intent: Single-family residential detached conventional homes. Low population density. All construction including additions shall conform to the local flood plain ordinance.

2.301. Permitted principal uses and structures: Single-family residential conventional housing development is allowed in accordance with the local flood plain zoning ordinance. All yard and setback requirements in this district shall be the same as R-1 residential in non-flooding areas. Low density population zone.

2.302. Permitted accessory uses and structures: Any use related to the principal use.

2.303. Special exception uses and structures: Schools, home occupations contained completely in the home and employing no outside help.

2.304. Special permit uses and structures: Churches.

2.305. Minimum lot requirements (area and width): Area—Ten thousand (10,000) square feet; Minimum lot size is one hundred (100) feet × one hundred (100) feet.

F-4:

2.400. District; designation and intent: Medical services and sales. Those uses compatible and related to the medical profession.

2.401. Permitted principal uses and structures: Medical offices, services and retail sales.

2.405. Minimum lot requirements (area and width): Area—Seven thousand five hundred (7,500) square feet; Width—Seventy-five (75) feet.

2.406. Minimum yard requirements: Front yard—Twenty (20) feet; Side yards—Five (5) feet; Rear yards—Five (5) feet.

2.407. Maximum height: None.
