SECTION 3

- Residential districts.

R-1:

3.100. District; designation and intent: Single-family residential detached conventional homes. Low population density and one (1) dwelling per lot.

3.101. Permitted principal uses and structures: One (1) conventional single-family detached dwelling per lot.

3.102. Permitted accessory uses and structures: Any use related to principal use.

3.103. Special exception uses and structures: Schools; home occupations contained completely in the home and employing no outside help (in home day care can have no more than six (6) children and employ no outside help), bed and breakfast. Ample off-street parking must be provided.

3.104. Special permit uses and structures: Churches. Ample off-street parking must be provided.

3.105. Minimum lot requirements (area and width): Area—Ten thousand (10,000) square feet minimum; Width—One hundred (100) feet Length—One hundred (100) feet. In older and historic neighborhoods, where typical lot sizes were five thousand (5,000) square feet, minimum size of fifty (50) feet × one hundred (100) feet and the neighborhood was established before zoning set back requirements were mandated by zoning ordinance, the set back requirements may be reviewed before a building permit is issued.

3.106. Minimum yard requirements: Front—Twenty-five (25) feet; Side yards—Ten (10) feet; Rear yard—Twenty-five (25) feet, forty per cent (40%) of lot must be left free of structures.

3.107. Spot zoning in a residential zone is normally prohibited.

3.108. Modular homes compatible with existing area homes will be allowed in a R-1 zone.

3.109. Height restrictions: No building can be more than thirty-five (35) feet in height.

R-2:

3.200. District; designation and intent: Single-family residential attached and detached conventional homes.

3.201. Permitted principal uses and structures: Single-family houses; (garden homes, patio and atrium homes), individual condominium ownership, duplex homes, and manufactured modular homes. Modular homes must be compatible with existing homes.

3.202. Permitted accessory uses and structures: Any use related to principal use.

3.203. Special exception uses and structures: Home occupations contained completely in the home and employing no outside help. Ample off-street parking must be provided.

3.204. Special permit uses and structures: None

3.205. Minimum lot requirements (area and width): Area—Size of structure and set back regulations will determine the size of lot.

3.206. Minimum yard requirements: Front—Twenty (20) feet; Side yards—Five (5) feet; Rear yard—Five (5) feet; Twenty per cent (20%) of lot must be left free of structures.

R-3:

3.300. District; designation and intent: Multi-family residential. Conventional construction.

3.301. Permitted principal uses and structures: Apartments, duplex and tri-plex and above buildings.

3.302. Permitted accessory uses and structures: Any use related to principal use.

3.303. Special exception uses and structures: Schools; churches; rest homes; home occupations contained completely in the home and employing no outside help. Ample off-street parking must be provided.

3.305. Minimum lot requirements (area and width): Area—Size of structure and set back regulations will determine the size of lot.

3.306. Minimum yard requirements: Front—Twenty (20) feet; Side yards—Ten (10) feet; Rear yard—Ten (10) feet, twenty per cent (20%) of lot must be left free of structure.

3.307. Height restrictions: No building can be more than three (3) stories in height. (If more than three (3) stories are required a variance must be issued by the Zoning Commission.) All buildings must be approved by the State Fire Marshall Office.

R-4:

3.400. District; designation and intent: Single-family non-conventional residential.

3.401. Permitted principal uses and structures: Manufactured modular homes. Any type of factory manufactured house with a non-conventional appearance.

3.403. Special exception uses and structures: Schools; churches; home occupations contained completely in the home and employing no outside help. Single-family residential dwelling. Ample off-street parking must be provided.

3.404. Minimum lot requirements (area and width): The size of the mobile home and the set back regulations will determine the lot size for the placement of a single-mobile home.

Mobile home parks—Three (3) acres,

Maximum twelve (12) homes per acre.

3.405. Minimum yard requirements: Front yard—Twenty (20) feet; Side yards—Five (5) feet; Rear yard—Five (5) feet; Maximum coverage eighty per cent (80%).
