a. Roof- mounted solar energy collectors may be installed as a matter of right in A-1 Agricultural zoning districts and in any residential zoning districts so long as (a) installed parallel to the plane of the roof (flush mounted) or (b) made part of the roof design or (c) designed consistent with the definition of "building-integrated renewable energy system".
b. Roof mounted solar energy systems shall be placed no more than eight (8) inches higher than the roof surface and shall not project vertically above the peak of a sloped roof to which it is attached.
a. Ground mounted solar collectors may be installed as a matter of right in A-1 Agricultural districts.
b. Ground mounted solar collectors may be installed in any residential district, but only after the grant of a special use permit. No special use permit may be issued for a ground mounted solar collectors on any lot less than two (2) acres in size. Ground mounted solar collectors in any residential district shall be designed to primarily provide power to the primary residence and accessory buildings on the lot where the ground mounted solar collector is located.
c. Ground Mounted solar collectors shall be treated as an accessory structure in residential districts and will adhere to all restrictions for the respective zoning districts.
a. Roof-mounted solar energy collectors installed in non-residential zoning districts can only be installed (a) parallel to the plane of the roof (flush mounted) or (b) made part of the roof design or (c) designed consistent with the definition of "building integrated system".
b. Roof-mounted solar collectors can be placed no more than eight (8) inches higher than the roof to which it is attached.
a. Ground mounted solar energy collectors in non-residential districts can only be located in the side or rear yard of a property.
b. Ground mounted solar energy collectors and supporting structures shall not exceed the accessory structure height and location limitations in the zoning district in which the respective property is located.
c. Ground mounted solar energy collectors must be located at least five feet (5') off property lines, clear of any easements, and must conform to setback regulations, and at least ten feet (10') from the principal building.
d. Ground mounted solar energy collectors must be substantially screened from public view (including adjacent properties and public rights-of-way) by fencing, walls, plantings, or other architectural features or combinations thereof. However, that screening shall not be required to be so dense, so tall, or so located as to render the equipment essentially non-functional.
