18.20.010 - Establishment of use districts.

(1)

The city is divided into the following use districts: CO, conservation.

AG, agricultural.

RE, residential estate.

R1, residential standard lot.

R1A, modified residential.

R2, low density multiple household.

R3, multiple household.

RM, mobile home.

RC, limited residential - commercial.

C1, limited commercial.

C2, general commercial.

M1, limited industrial.

M2, general industrial.

CMU-CC1, community mixed use community corridor 1.

CMU-CC2, community mixed use community corridor 2.

CMU-NC, community mixed use neighborhood center.

PUD, planned unit development.

18.20.020 - Establishment of form zones.

(1)

In addition to use district standards, additional form, bulk, design, parking layout, access, landscaping, fencing, and perimeter wall standards may be applicable to a property depending on whether the property is situated within one of the following form zones:

FC, core.

FT, transition.

FE, edge.

FOE, outer edge.

FP, peripheral.

FNC, neighborhood corridor.

FMA, Main Street A.

FMB, Main Street B.

FS, strip.

18.20.030 - Zoning maps.

(1)

The boundaries of use districts hereby established are as shown on a map entitled "Zoning District Map of the City of Golden, Colorado", dated the tenth of March, 1960, which map and all notations, references, official amendments, data and other information shown thereon are by reference made a part of this title.

(2)

The boundaries of form zones are hereby established as shown on a map entitled "City of Golden Form Zones Map", dated June 2023, which map and all notations, references, official amendments, data and other information shown thereon are by reference made a part of this title.

(3)

In the event uncertainty exists on the maps described in subsections (1) or (2) of this section, use district and form zone boundaries shall be on section lines; lot lines; the centerline of highways, streets, alleys, railroad rights-of-way, or such lines extended; municipal corporate lines; natural boundary lines, such as streams; or other lines to be determined by the use of scales shown on the applicable map.

(4)

Where a lot is divided by a use district boundary line the less restrictive use district requirements may be extended within the lot into the more restrictive use district for a distance of not more than 25 feet. Where a lot is divided by a form zone boundary line the less restrictive form zone requirements may be extended within the lot into the more restrictive form zone for a distance of not more than 25 feet.

The official maps described in subsections (1) and (2) of this section shall be maintained and kept up to date at all times by the city clerk. Copies of the map shall be available for public use.

18.20.040 - General application.

Except as hereinafter otherwise provided:

(1)

No land, building, or premises may be used for any purpose or in any manner other than that which is permitted or approved in the district in which such building, land or premises is located.

(2)

No building shall be erected, nor shall any existing building be altered, enlarged or rebuilt, nor shall any open space surrounding any building be encroached upon and reduced in any manner, except in conformity with the standards set forth in this title.

18.20.050 - Exception to minimum lot area and frontage.

Where an individual lot or parcel is held in separate ownership from adjoining properties, and was legally established with less area or less lot frontage than required in this title, the minimum lot area or lot frontage requirement as provided in this title shall not apply to said lot, provided that the lot is used for a single household dwelling only.

18.20.050 - Director of community development.

(1)

It shall be the duty of the director to interpret and administer the regulations and requirements contained in this title 18. The director may delegate to any employee of the city any of the responsibilities assigned to the director by this title 18. The designee shall be subject to the same restrictions and standards as are applicable to the director.

(2)

No oversight or dereliction or error on the part of the director or on the part of any other official or employee of the City of Golden shall legalize, authorize, or excuse the violation of any of the provisions of this title 18.
