This district is intended to permit most compounding, assembly, or treatment of articles or materials with the exception that no use shall be permitted to be established which by reason of its nature or manner of operation may become hazardous, noxious, or offensive owing to the emission of odor, dust, smoke, cinders, gas, fumes, vibrations, glare, refuse matter, or water-carried matter.
1. Permitted Uses. A building or premises shall be used only for the following purposes:
A. Any use permitted in the “C-2” district, except dwelling units.
B. Automobile assembly or major repair.
C. Creamery, bottling, ice manufacturing, and cold storage plant.
D. Manufacturing, compounding, processing, packaging, or treatment of cosmetics, pharmaceuticals, and food products, except fish and meat products, sauerkraut, vinegar, yeast, and the rendering of fats and oils.
E. Manufacturing, compounding, assembling, or treatment of articles or merchandise from previously prepared materials such as bone, cloth, cork, fiber, leather, paper, plastic, metals or stones, tobacco, wax, yarns, and wood.
F. Manufacture of musical instruments, novelties, and molded rubber products.
G. Manufacture or assembly of electrical appliances, instruments, and devices.
H. Manufacture of pottery or other similar ceramic products, using only previously pulverized clay and kilns fired only by electricity or gas.
I. Laboratories – experimental, film, or testing.
J. Manufacture and repair of electric signs, advertising structures, light sheet metal products, including heating and ventilating equipment.
K. Blacksmith, welding, or other metal shop, excluding drop hammers and the like.
L. Foundry casting, lightweight nonferrous metals, or electric foundry not causing noxious fumes or odors.
M. Bag, carpet, and rug cleaning; provided necessary equipment is installed and operated for the effective precipitation or recovery of dust.
N. Enameling, lacquering, or japanning.

P. Concrete mixing, concrete products manufacture.
Q. Sawmill, planing mill, including manufacture of wood products not involving chemical treatment.
R. Building material sales yards, lumberyard, contractor’s equipment storage yard, or plant, or rental of equipment commonly used by contractors, storage and sale of livestock feed and/or fuel, provided dust is effectively controlled, and storage yards for vehicles of a delivery service.
S. Circus, carnival, or similar transient enterprise; provided such structures or buildings shall be at least 200 feet from any “R” district.
T. Inflammable liquids, storage and bulk station, provided said storage meets the requirements of the building and fire prevention codes of the City and State.
U. Printing and/or publishing house.
V. Truck terminal or yard, including repair.
W. Any uses similar to those described above and recognizing the district’s statement of intent concerning nuisance factors.
A. An accessory use permitted in the “C-2” district.
B. Temporary buildings for uses incidental to construction work, which buildings shall be removed upon the completion or abandonment of the construction work.
C. Temporary buildings may also be used if in conjunction with an existing permitted use. Permits for these temporary buildings shall be issued for not more than one year. If needed, it may be renewed on an annual basis for not more than a maximum of two additional years.
3. Interior Living Space. Structures used for dwelling purposes are not permitted.
4. Bulk Regulations. The following minimum requirements shall be observed:
A. Lot Area: No minimum required.
B. Lot Width: No minimum required.
D. Side Yard: None required except when adjacent to an “R” district, in which case a minimum of 25 feet.
E. Rear Yard: 40 feet, unless the rear lot line adjoins a right-of-way, in which case none is required.
F. Maximum Height: None required.
