165.20 “M-2

HEAVY INDUSTRIAL DISTRICT.

This district is intended for primarily manufacturing and fabrication activities including operations having external effects which could have an impact on adjacent less intense commercial or industrial use.
   1.   Permitted Uses. Any industrial, commercial or related use, except the following uses which shall be specifically prohibited:
      A.   Cattle or hog breeding, raising and feeding operations.
      B.   Fat rendering.
      C.   Garbage: offal, or dead animal, or fish reduction or dumping.
      D.   Manufacturing of explosives, acid, gas, glue, fertilizer, or rubber goods.
      E.   Distillation of bones, coal, tar, petroleum, refuse, grain or wood.
      F.   Storage or disposal of radioactive, toxic or hazardous waste.
      G.   Petroleum or petroleum products refining.
      H.   Smelting of ores.
      I.   Cement, lime, gypsum, or plaster of paris manufacture.
      J.   Stock yard or slaughter of animals.
      K.   Tannery.
      L.   Commercial incinerators.
   2.   Special Exceptions: Junk yards subject to Section 165.21(4)(N).
   3.   Required Conditions:
      A.   The best practical means known for the disposal of refuse matter or water- carried waste, the abatement of obnoxious or offensive odor, dust, smoke, gas, noise, or similar nuisance shall be employed.
      B.   All principal buildings and all accessory buildings or structures, including loading and unloading facilities, shall be located at least 100 feet from any “R” district boundary, except where adjoining a railroad right-of-way, and 100 feet from Iowa Highway 146 and U.S. Highway 6 right-of-way.
   4.   Bulk Regulations. The following minimum requirements shall be observed, except as noted in required conditions above.
      A.   Lot Area: No minimum required.
      B.   Lot Width: No minimum required.
      C.   Front Yard: 30 feet.
      D.   Side Yard: 15 feet.
      E.   Rear Yard: 25 feet.
      F.   Maximum Height: No height limitation.
