ZONING DISTRICTS
The Village of Hillside is hereby divided into eight "districts." The use, height and area regulations are uniform within each district and said districts shall be known as:
4.1(1) R-1 single-family residence district. The R-1 single-family residence district is intended to provide regulations which will maintain the character and stability of single-family neighborhoods in the village, which will have lot sizes not less than 8,600 square feet in area, and a density of approximately 5.2 dwellings per net acre.
4.1(2) R-2 single-family residence district. R-2 single-family residence district is intended to provide regulations which will maintain the character and stability of single-family neighborhoods in the village, which will have lot sizes not less than 6,200 square feet in area, and a density of approximately seven dwellings per net acre.
4.1(3) R-3 multiple-family residence district. The R-3 multiple-family residence district is intended to provide regulations which will tend to develop and maintain the character and stability of the townhouse (single-family attached and semi-detached), and garden apartment type (low density multiple-family dwellings) parts of the village and which have a density of not more than 12 units per net acre.
4.1(4) R-4 multiple-family residence district. The R-4 multiple-family residence district is intended to provide for construction of a residential environment in an area subject to economic and population pressures which cannot be alleviated by existing single-family or other multiple-family residential zoning. Accordingly, the use of land and buildings within R-4 district should permit a density of not more than 16 units per net acre.
4.1(5) B-1 general business district. The B-1 general business district classification is established to accommodate a wide range of commercial types of establishments to serve the needs of the public. The general business district may be located adjacent to other business districts to form a complete business center, or may be commercial areas consisting entirely of specialized commercial activities.
4.1(6) B-2 planned shopping center district. The B-2 planned shopping center district regulations are designed to accommodate prime retail trade activities of multi-community or regional significance. Regulations provide for a wide variety of related retail business establishments along with personal service and other complementary uses characteristic of major shopping centers.
4.1(7) M-1 office and restricted industrial district. The office and restricted industrial district regulations are intended to govern the location and use of office and research establishments serving the metropolitan area, and the industrial activities that require an equally pleasant and nuisance-free environment and will be compatible with adjacent residential and business uses.
4.1(8) M-2 light industrial district. The M-2 light industrial district is established to accommodate those industrial activities that have moderate environmental effects and are located in areas relatively remote from residential and commercial development.
4.1(9) M-3 limited industrial district. The M-3 limited industrial district is intended to provide for industrial and related activities of a limited scope in a nuisance-free environment compatible with adjacent residential uses.
The boundaries of each district are indicated upon the zoning map of the Village of Hillside which map is hereto attached and made a part of this ordinance. This zoning map of Hillside and all notations, references and all other matters shown thereon shall be as much a part of this ordinance as if the notations, references and other matters set forth by said map were all fully described herein.
Where uncertainty exists with respect to the boundaries of the various zoning districts as shown on the zoning district map, the following rules apply:
4.3(1) A zoning district boundary line following a street or extension thereof shall be construed to be the center line of such street or extension.
4.3(2) A zoning district boundary line approximately following a lot line or extension thereof within a subdivision shall be construed as following such lot line or extension.
4.3(3) Where it appears that a zoning district boundary line divides a lot in single ownership, the exact location of the line shall be resolved by the zoning administrator.
All territory hereafter annexed to the Village of Hillside shall be, and the same is hereby classified for zoning purposes as, R-1 single-family residence district, unless otherwise provided for by preannexation agreement.
Within the various zoning districts established by this ordinance and shown on the zoning district map and subject to the provisions of this ordinance, no land, building, structure shall be used and no building or structure shall be erected which is intended or designed to be used, in whole or in part, except as provided in the section 4.8 entitled "Schedule of uses." Such schedule is hereby made a part of this ordinance.
Permitted uses in the various districts are identified by the symbol X in the appropriate column of the schedule of uses.
Special uses may be permitted in the various districts identified by symbol S in the appropriate column of the schedule of uses, provided a permit to establish such special use is obtained in accordance with the requirements of this ordinance.

ZONING DISTRICTS
The Village of Hillside is hereby divided into eight "districts." The use, height and area regulations are uniform within each district and said districts shall be known as:
4.1(1) R-1 single-family residence district. The R-1 single-family residence district is intended to provide regulations which will maintain the character and stability of single-family neighborhoods in the village, which will have lot sizes not less than 8,600 square feet in area, and a density of approximately 5.2 dwellings per net acre.
4.1(2) R-2 single-family residence district. R-2 single-family residence district is intended to provide regulations which will maintain the character and stability of single-family neighborhoods in the village, which will have lot sizes not less than 6,200 square feet in area, and a density of approximately seven dwellings per net acre.
4.1(3) R-3 multiple-family residence district. The R-3 multiple-family residence district is intended to provide regulations which will tend to develop and maintain the character and stability of the townhouse (single-family attached and semi-detached), and garden apartment type (low density multiple-family dwellings) parts of the village and which have a density of not more than 12 units per net acre.
4.1(4) R-4 multiple-family residence district. The R-4 multiple-family residence district is intended to provide for construction of a residential environment in an area subject to economic and population pressures which cannot be alleviated by existing single-family or other multiple-family residential zoning. Accordingly, the use of land and buildings within R-4 district should permit a density of not more than 16 units per net acre.
4.1(5) B-1 general business district. The B-1 general business district classification is established to accommodate a wide range of commercial types of establishments to serve the needs of the public. The general business district may be located adjacent to other business districts to form a complete business center, or may be commercial areas consisting entirely of specialized commercial activities.
4.1(6) B-2 planned shopping center district. The B-2 planned shopping center district regulations are designed to accommodate prime retail trade activities of multi-community or regional significance. Regulations provide for a wide variety of related retail business establishments along with personal service and other complementary uses characteristic of major shopping centers.
4.1(7) M-1 office and restricted industrial district. The office and restricted industrial district regulations are intended to govern the location and use of office and research establishments serving the metropolitan area, and the industrial activities that require an equally pleasant and nuisance-free environment and will be compatible with adjacent residential and business uses.
4.1(8) M-2 light industrial district. The M-2 light industrial district is established to accommodate those industrial activities that have moderate environmental effects and are located in areas relatively remote from residential and commercial development.
4.1(9) M-3 limited industrial district. The M-3 limited industrial district is intended to provide for industrial and related activities of a limited scope in a nuisance-free environment compatible with adjacent residential uses.
The boundaries of each district are indicated upon the zoning map of the Village of Hillside which map is hereto attached and made a part of this ordinance. This zoning map of Hillside and all notations, references and all other matters shown thereon shall be as much a part of this ordinance as if the notations, references and other matters set forth by said map were all fully described herein.
Where uncertainty exists with respect to the boundaries of the various zoning districts as shown on the zoning district map, the following rules apply:
4.3(1) A zoning district boundary line following a street or extension thereof shall be construed to be the center line of such street or extension.
4.3(2) A zoning district boundary line approximately following a lot line or extension thereof within a subdivision shall be construed as following such lot line or extension.
4.3(3) Where it appears that a zoning district boundary line divides a lot in single ownership, the exact location of the line shall be resolved by the zoning administrator.
All territory hereafter annexed to the Village of Hillside shall be, and the same is hereby classified for zoning purposes as, R-1 single-family residence district, unless otherwise provided for by preannexation agreement.
Within the various zoning districts established by this ordinance and shown on the zoning district map and subject to the provisions of this ordinance, no land, building, structure shall be used and no building or structure shall be erected which is intended or designed to be used, in whole or in part, except as provided in the section 4.8 entitled "Schedule of uses." Such schedule is hereby made a part of this ordinance.
Permitted uses in the various districts are identified by the symbol X in the appropriate column of the schedule of uses.
Special uses may be permitted in the various districts identified by symbol S in the appropriate column of the schedule of uses, provided a permit to establish such special use is obtained in accordance with the requirements of this ordinance.

The lot shall be enclosed on all sides by a wall, fence, or densely planted hedge not less than 6 feet or more than 8 feet in height. No building or structure, including also the enclosing fence on the lot shall be nearer than 50 feet from any lot line except when a greater setback from a street may be required.
