MH-1 MANUFACTURED HOME/INDUSTRIALIZED HOUSING DISTRICT

Sec. 157.140 - General purpose and description.

The Manufactured Home/Industrialized Housing District is intended to provide for a quality housing with many of the characteristics and the atmosphere of a standard single-family subdivision in which most of the lots and housing are owner-occupied.

Sec. 157.141 - Permitted uses.

A building or premise shall be used only for the following purposes: uses as listed in section 157.330.

Sec. 157.142 - Permitted specific uses.

The following specific uses shall be permitted in the MH-1 District, when granted in accordance with sections 157.365 and 157.366: uses as listed in section 157.330.

Sec. 157.144 - Parking requirements.

Two spaces shall be provided per unit located on the lot. Also see the city's parking ordinance.

Sec. 157.145 - Additional restrictions applicable to MH-1 District.

(a)

Industrialized housing design and construction will comply with construction and safety standards of the state and any other applicable laws or regulations including, but not limited to, Texas Occupations Code Ch. 1201. All industrialized housing will be subject to inspection by the Building Official.

(b)

All industrialized housing shall be securely fixed to a permanent concrete foundation as per Appendix B(E). Additional rooms and enclosed porches shall not be allowed. All industrialized housing shall be placed with the front door or greatest dimension facing the street.

(c)

Tie-downs will be required and will be secured prior to occupancy.

(d)

Accessory buildings will be either manufactured or constructed in accordance with city codes.

(e)

All industrialized housing shall comply with all regulations of the state and the federal government and the regulations are hereby incorporated into this section.

(f)

Single-family industrial housing shall:

(1)

Have a value equal to or greater than the mean taxable value for each single-family dwelling located within 500 feet of the lot on which the industrialized housing is proposed to be located, as determined by the most recent certified tax appraisal roll for the county;

(2)

Have exterior siding, roofing, roof pitch, foundation fascia and fenestration compatible with the single-family dwellings located within 500 feet of the lot on which the industrialized housing is proposed to be located;

(3)

Comply with city aesthetic standards, subdivision control, architectural landscaping, square footage and other site requirements; and

(4)

Have all local permits and licenses that are applicable to other single-family dwellings.
